No.: 10-29-15-22518-000-0080 SPECIAL WARRANTY DEED THIS SPECIAL WARRANTY DEED is made this Joh day of January, 2024, by the City of Clearwater, Florida, a Florida municipal corporation, whose post office address is 600 Cleveland Street, Suite 600, Clearwater, FL 33755 ("Grantor"), to HABITAT FOR HUMANITY OF PINELLAS COUNTY, INC., a Florida non-profit corporation whose address is 13355 49th Street North, Clearwater, FL 33762 ("Grantee"). The Grantor, for and in consideration of Ten and No/100 Dollars ($10.00), and other good and valuable consideration paid by the Grantee, the receipt of which is acknowledged, hereby conveys to the Grantee, its successors and assigns, the following described parcel of land located in Pinellas County, Florida, to wit: Lot 8, Drew Park Subdivision according to the plat thereof, as recorded in Plat Book 3, Page 40 of the Public Records of Pinellas County, Florida. TO HAVE AND TO HOLD, the same in fee simple forever, subject to the following Reverter that said Property must be used by Grantee for the sole purpose of constructing a single-family home to be sold to a household whose total household income does not exceed 80 percent of Area Median Income, adjusted for household size, as published by the United States Department of Housing and Urban Development for Pinellas County. Grantee agrees to commence construction of certain improvements on the Property within six (6) months of the date hereof. Grantee further agrees to complete construction of such improvements within twelve (12) months of the date hereof. Additionally, Grantee agrees to convey the Property to an income qualified purchaser within eighteen (18) months of the date hereof. If Grantee has not fulfilled these conditions within the timeframe(s) specified above, the Property shall revert back to Grantor. Upon the request of the Grantor, the Grantee shall execute and record a Special Warranty Deed to memorialize the effect of this Reverter Clause. This Conveyance is made with no liens or encumbrances known to the Grantor, and subject only to any reserved easements, property taxes for the year of closing, covenants, restrictions, and public utility easements of record. The Grantor hereby warrants title to the Property and will defend the same against the lawful claims of all persons claiming by, through, or under the Grantor, but not otherwise.
