SPECIAL WARRANTY DEED
THIS DEED, made this 7t41 day of /�'1Q.r'G� , 2022, by and between the City of Clearwater, (the
"Grantor"), a Florida municipal corporation whose address is P.O. Box 4748, Clearwater, FL 33758-3683, and Habitat for
Humanity of Pinellas County, Inc. (the "Grantee"), a Florida not for profit corporation whose address is 13355 49th Street North,
Clearwater, FL 33762.
WITNESSETH: that the Grantor, for and in consideration of the sum of Ten Dollars ($10.00) and other good and
valuable consideration, to it in hand paid by Grantee, the receipt and sufficiency of which is hereby acknowledged, subject to
rights reserved by Grantor as described herein, has granted, bargained, sold, conveyed and confirmed unto the Grantee, and
to its successors and assigns forever, all of the following piece, parcel, lot or tract of land, situate, lying and being in the County
of Pinellas and State of Florida, and described more particularly as follows, to wit:
LOT 52, LOT 53 AND LOT 54, G.L. BIDWELL'S OAKWOOD ADDITION TO
CLEARWATER, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN
PLAT BOOK 1, PAGE 46, OF THE PUBLIC RECORDS OF PINELLAS COUNTY,
FLORIDA.
Each property must be used by Grantee for the sole purpose of constructing a single-family home, two (2)
to be sold to households whose total household income does not exceed eighty percent (80%) of Area
Median Income (AMI), and one (1) to be sold to a household whose total household income does not
exceed one hundred twenty percent (120%) of AMI, adjusted for household size, as published by the
United States Department of Housing and Urban Development for Pinellas County. Grantee agrees to
commence construction of certain improvements on the Property within one (1) year of the date hereof
and shall sell each home to a qualified buyer within two (2) years of the date hereof. Grantor may extend
these deadlines in its sole discretion; however, deadlines may not be later than December 31, 2024. If
Grantee has not commenced and/or completed construction of these improvements and sold the homes
within the timeframe(s) specified above, Grantee shall forthwith, upon the request of Grantor, reconvey
the Property to Grantor via Special Warranty Deed.
THIS DEED IS SUBJECT TO THE FOLLOWING: Applicable zoning restrictions and to easements, reservations, and
restrictions of record, if any, which are not specifically reimposed or extended hereby, and to taxes for the year 2022 and
subsequent years, if any.

TO HAVE AND TO HOLD the same together with all and singular, the appurtenances thereunto belonging or in
anywise pertaining all estate, right, title, interest and claim whatsoever of said Grantor, either in law or in equity, to the only
proper use and behoof of said Grantee, its successors and assigns, forever.
