SPECIAL WARRANTY DEED
THIS DEED, made this Q' day of J(1.V1 A/ , 2020, by and between the City of Clearwater, (the
"Grantor"), a Florida municipal corporation whose addresste 600 Cleveland Street, Suite 600, Clearwater, FL 33755, and
Habitat for Humanity of Pinellas County, Inc. (the "Grantee"), a Florida not for profit corporation whose address is 13355 49th
Street North, Clearwater, FL 33762.
WITNESSETH: that the Grantor, for and in consideration of the sum of Ten Dollars ($10.00) and other good and
valuable consideration, to it in hand paid by Buyer, the receipt and sufficiency of which is hereby acknowledged, subject to
rights reserved by Grantor as described herein, has granted, bargained, sold, conveyed and confirmed unto the Buyer, and to
its successors and assigns forever, all of the following piece, parcel, lot or tract of land, situate, lying and being in the County of
Pinellas and State of Florida, and described more particularly as follows, to wit:
Lot 15, Block D, Palm Park, according to the map or plat thereof,
recorded in Plat Book 4, Page 86, of the Public Records of Hillsborough
County, Florida of which Pinellas County was formerly a part
And all of the following piece, parcel, lot or tract of land, situate, lying and being in the County of Pinellas and State of
Florida, and described more particularly as follows, to wit:
GREENWOOD MANOR, South 34 of Lot 6 and all of Lot 7, according to
the map or plat thereof as recorded in Plat Book 21, Page 65, of the
Public Records of Pinellas County, Florida
Grantor hereby releases its interest to all phosphates, minerals, metals and petroleum together with the release of the
right of entry created pursuant to Florida Statute 270.11.
Each property must be used by Grantee for the sole purpose of constructing a single-family home to be
sold to a household whose total household income does not exceed 80 percent of Area Median Income,
adjusted for household size, as published by the United States Department of Housing and Urban
Development for Pinellas County. Grantee agrees to commence construction of certain improvements on
each property within twelve (12) months of the date hereof. Grantee further agrees to complete
construction of such improvements within eighteen (18) months of the date hereof. If Grantee has not
commenced and/or completed construction of these improvements within the timeframe(s) specified
above, the property or properties not in compliance with this requirement shall revert to Grantor. Grantee
shall forthwith, upon the request of Grantor, reconvey the non-compliant property or properties to Grantor
via Special Warranty Deed.

THIS DEED IS SUBJECT TO THE FOLLOWING: Applicable zoning restrictions and to easements, reservations and
restrictions of record, if any, which are not specifically reimposed or extended hereby, and to taxes for the year 2020 and
subsequent years, if any.
TO HAVE AND TO HOLD the same together with all and singular, the appurtenances thereunto belonging or in
anywise pertaining all estate, right, title, interest and claim whatsoever of said Grantor, either in law or in equity, to the only
proper use and behoof of said Grantee, its successors and assigns, forever.
