Community Redevelopment Agency of the City of Clearwater, Florida, a public body corporate and politic of the
State of Florida whose mailing address is: P.O. Box 4748, Clearwater, Florida 33758-4748, party/parties of the second part,
WITNESSETH:
First party, for and in consideration of the sum of TEN AND NO/100 DOLLARS ($10.00) and other valuable considerations,
receipt whereof is hereby acknowledged, does hereby grant, bargain, sell, aliens, remises, releases, conveys and confirms unto second
party/parties, his/her/their heirs and assigns, the following described property, towit:
Parcel Number 15/29/15/54450/007/0010
Lots 1 through 3, Lot 16 and the West 42 feet of Lot 15 of Block 7, from the plat titled "Magnolia Park" in
subdivision Plat Book 3, Page 43 of the Public Records of Pinellas County, Florida, together with that part
of the NE 1/4 of Section 16, Township 29 South, Range 15 East described as follows: Beginning at the
Northwest corner of said Lot 1; thence South 04 deg. 41'03" West, a distance of 266 feet, more or less, to
the Southwest corner of said Lot 16; thence Westerly 60 feet, more or less to the Southeast comer of Lot 1,
Block 7 of the Plat titled "Gould & Ewing's 2nd Addition" in subdivision Plat Book 1, Page 52 of the
Public Records of Hillsborough County, Florida of which Pinellas County was formerly a part; thence
North 04 deg. 41'03" East, a distance of 266 feet, more or less, to the Northeast corner of Lot 2, Block 7 of
said "Gould & Ewing's 2nd Addition"; thence Easterly 60 feet, more or less to the Point of Beginning.
This transaction is exempt from documentary stamp tax per Florida Administrative Code
Section 12B-4.014(10)
Reserving unto the City of Clearwater, Florida, a municipal corporation, a permanent, perpetual,
non-exclusive Gas Main Easement, under, on, upon, through and across the property described as
follows:
BEGIN at the Southeast corner of Lot 1, Block 7, Gould and Ewings 2nd Addition to Clearwater Harbor, as
recorded in Plat Book 1, Page 52 of the Public Records of Hillsborough County, Florida, of which Pinellas
County was formerly a part, thence run Northeasterly along the East line of said Block 7, 265.9 feet to the
South right-of-way line of Pierce Street; thence run Easterly along said South right-of-way line to a point on
a line 7.0 feet East of and parallel to the East line of said Block 7, thence run Southwesterly along said line
to a point on the North right-of-way line of Franklin Street; thence run Westerly along said North
right-of-way line to the Point of Beginning.
Subject, however, to all covenants, conditions, restrictions, reservations, limitations, easements and to all applicable zoning
ordinances and/and restrictions and prohibitions imposed by governmental authorities, if any.
TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND the party of the first part hereby covenants with said party of the second part, that it is lawfully seized of said land in fee
simple: that it has good right and lawful authority to sell and convey said land; that it hereby fully warrants the title to said
land and will defend the same against the lawful claims of all persons claiming by, through or under the party of the first part.
