I will address each comment in the order listed on the report 1) Swimming Pool: The pool is existing and is not a part of this permit. The work was done under a previous permit and is only shown on the drawings for reference purposes. 2) VE Flood Zone certification: The scope of work shown on the drawings does not exceed the Substantial Improvement limits set forth by FEMA. The cost of improvements falls well below the 50% allowable threshold. Therefore, pilings are not required for the project. The new work is designed to the current Florida Building Codes (Building, Residential a Existing Building), specifically Section 1612.5(2.2). The addition is designed in accordance with ASCE24 and Chapter 16 of the 2014 Florida Building Code, including the new column foundations, and is designed to be anchored to resist flotation, collapse and lateral movement, due to the effects of wind and flood loads acting simultaneously on the building components of the addition, which is reflected in the permit plans. The work meets or exceeds all applicable Code standards and regulations. The Engineer of Record (Dara Thomas, P.E., LLC) can only certify the new work under this permit and does so accordingly. This is not a guarantee that no damage will be sustained during a flood or wind event.
