Made this ~ day of July 2006 by the CITY OF CLEARWATER, FLORIDA, a Municipal
Corporation of the State of Florida hereinafter called the "Grantor", to CLEARWATER
NEIGHBORHOOD HOUSING SERVICES, INC., a Florida not for profit corporation, whose
Post Office address is: 608 North Garden Avenue, Clearwater, Florida 33755, hereinafter called
the "Grantee":
(Whenever used herein the term "grantor" and "grantee" include all the parties to this instrument and the heirs, legal representatives and assigns of individuals, and the
successors and assigns of corporations)
Witnesseth, that the' grantor, for and in consideration of $10.00 and other valuable
considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens,
remises, releases, conveys and confirms unto the grantee, all of the following parcel of real
property situate in Pinellas County, Florida, viz:
PALM PARK, Block C, Lot 16, according to the map or plat thereof as
recorded in Plat Book H4, Page 86, and FAIRMONT SUB., Block G, Lots 6 &
7, according to the map or plat thereof as recorded in Plat Book 9, Page 85,
all beinQ in the Public Records of Pinellas County, Florida.
Together with all the tenements, hereditaments and appurtenances thereto belonging or In
anywise appertaining.
To Have and to Hold, the same in fee simple forever.
Subject to nondelinquent ad valorem taxes and current installments of special assessments not
yet due and payable, to highways, rights-of-way, licenses, easements and restrictions of record
generally, zoning .ordinances and other governmental limitations, or others which might be
disclosed by an accurate inspection and architectural survey.
And the said Grantor does specifically warrant the title to said land and will defend the same
against the lawful claim of all persons claiming by, through or under Grantor except taxes for the
year 2006 and subsequent, and subject to the matters hereinabove mentioned.

Services Manager, on behalf of the City of Clearwater
("Affiant"), who deposes and says that to the best of his knowledge:
1. This affidavit is made in connection with a conveyance to Clearwater Neighborhood
Housing Services, me, ("Purchaser") of the following described property:
Lot 16, Block "C',P ALM PARK, according to the map or plat thereof as recorded in
Plat Book 4, Page 86, Public Records of Hillsborough County, Florida, of which
Pinellas County was formerly a part; Parcel No. 10-29-15-65718--003-0160
2. Affiant obtained title to the Property pursuant to the County Deed dated December
23, 1997 and recorded in Official Records Book 9961, Page 12, of the public
records of Pinellas County, Florida.
3. Affiant took possession of the Property on or about December 23, 1997 and has had
exclusive possession of the Property since that date through and including the
current date, and has paid the taxes on the Property since the issuance of the County
Deed recited above. NOTE: property is tax-exempt under City ownership.
4. Upon taking possession of the Property, Affiant did the following:
( ) Constructed a fence around the Property,
( ) Cleared the Property
( ) Cleaned the Property
(x) Mowed the Property at regular intervals (such as monthly or
weekly).

On fetruary 16, 2006 Council declared the subject vacant lots as surplus to City needs
and aLthorized they be advertised for bid for a total minimum bid of $112,000, with the
tW::J lets in FAIRMONT SUB. valued at $36,000 each and the lot in PALM PARK valued at
$40,000.
Illvitation For Bid 12-06 was issued February 24, 2006. A total of 18 bid packages were
mailec. Five sealed bids were submitted and opened on March 8, 2006, the most responsive
bE,irg 'Clearwater Neighborhood Housing Services, Inc. ("CNHS") bidding $45,000 for the
~AL~ BARK lot, $45,000 for Lot 6 and $40,000 for Lot 7, Block G, FAIRMONT SUB.
Tile sLbject Contract reflects a cash purchase of the subject lots for the total sum of
$-30,(00, subject to standard contract provisions, with CNHS paying transaction closing
expenses and closing within 90 days of the Effec~ive Date.
C1JHS further commits to construct affordable hous~ng on the subject parcels for buyers
