ITEM 4: SQUARE 1'D" COMPANY PARKING LOT ADDITION - Located on the southeast corner of Hercules Avenue and Calumet Street at 1771 Hercules Avenue N. (PSP 91 -15) FINAL SITE PLAN - APPROVED WITH CONDITIONS Pertinent comments from the department representatives are incorporated into the motion listed below. MOTION: Ted Clarke made a motion to approve the final site plan based upon the findings of the committee that the plan meets the land development code subject to the following conditions. 1. Signs and fencing /walls are subject to separate review and permitting processes. 2. The requisite building permits must be procured within one (1) year for any phase from the date of certification of the final site plan and all.requisite certificates of occupancy l Development Review Committee February 13, 1992 Page Four must be obtained within four (4) years of the date of certification of the site plan. 3. Prior to certification, the site data calculation table shown on the plan shall be revised to the format of the site plan application. 4. Prior to certification the fire hydrant shown on the plan shall be removed from the site plan. 5. Prior to certification all parking space dimensions and aisle widths shall be indicated and string dimensions of the various parking areas shall be shown to the satisfaction of the Traffic Engineer. 6. Prior to the issuance of a building permit, a 101_utilities easement over the existing on -site water main, up to and including hydrants, must be provided and shown as such on the site plan. 7. Prior to certification, existing right -of -way widths must be shown on the site Plan. 8. Prior to certification, drainage.calculations must be provided to Public Works. 9. Prior to the issuance of a Building Permit, a copy of the approved SWFWMD permit is to be provided to Engineering Site Plan Review. 10. Detector checks will be required on fire lines and reduced pressure backflow prevention devices will be required on domestic services. Installation must be done by the City at owner's expense and should be indicated on the plan. 11. Prior to certification, plans are to be signed and sealed by a P.E. 12. Applicant shall, on the preliminary and final site plan, show all protected trees by size, species, and location. 13. Prior to Environmental approval of the final site plan, applicant shall depict by shading or cross - hatching, all required parking lot interior landscape areas. 14. A Landscape Plan in compliance with the land development code requirement shall be submitted for approval by the Environmental Management Group prior to the issuance of a building permit. MOTION: Ted Clarke made a motion to approve the revalidation based upon the findings of this committee that it meets the land development code revalidation subject to the following conditions. 1. The previous conditions of approval from the plan certified on January 5, 1989 shall be carried forward with condition #6 to be amended as follows: All-requisite certificates of occupancy shall be obtained by January 5, 1995. . 2. Prior to the issuance of the last certificate of occupancy, the wall shown on the south property line shall be constructed. 3. Prior to revalidation, a copy of the condo plat shall be provided to the City. 4.
