ACCESS AND UTILITY EASEMENT
For and in consideration of the sum of One Dollar ($1.00)
cash in hand paid to American Diversified Capital Corporation,
the receipt of which is hereby acknowledged, and the
benefits to be derived therefrom, American Diversified
Capital Corporation does hereby grant and convey to the
City of Clearwater, Florida, an access and utility easement,
over, under and across the following described land, lying
and being situated in the County of Pinellas, State of
Florida, to wit:

A ten (10) foot wide easement lying five (5) feet
either side of the water mains as installed, up to
and including any and all fire hydrants and metering
facilities servicing The Players' Club a.t Clearwater
as described per attached Exhibit "A", together with
any and all Access Ingress, Egress rights as may be
required by the City of Clearwater, Florida for the
purpose of servicing and maintaining said water main
facilities as well as providing refuse pickup and
service, police, fire and emergency rescue services,
as well as Florida Power, Vision Cable and General
Telephone Companies for the purpose of servicing and
maintaining their facilities respectively.
This easement being for access and utility construction
service and maintenance.
The City of Clearwater, Florida and utility companies named
herein shall have the right to enter upon the above-described
premises (further outlined per Exhibit "A" attached) for
construction, installations, service and maintenance thereon,
any utility facilities and to inspect and alter utility lines
from time to time.
In witness whereof, the party hereto has caused these presents
to be duly executed by its proper officers hereunto authorized
