WITNESSETH:
That the "Parties of the First Part" have this
day sold and conveyed to the "Party of the Second Part'! the
following described real property lying and being in Pinellas
County, Florida, to-wit:

P.O.B., Pinellas County, Florida, less
right-of-way for Highway 60, ~Y~~k~3~
and the nparties of the First Part1! own additional certain
lands in Section 18, Township 29 South, Range 16 East, lying
to the South of the above described property, and in the sale
it was agreed that the TlParties of the First Part" should
have an easement for road right-of-way purposes leading South
from Gulf-to-Bay Boulevard, or State Road 60, to such I
additional lands owned by the "Parties of the First PartTl
South of the above described premises, said lands being
described as follows:

NOW, THEREFORE, in consideration of the premises
and the sum of One Dollar the "Party of the Second Parttt
does hereby grant, convey and ccm:tiirm unto the "Parties of
the First Part" an easement for road right-of-way for the
purpose of ingress and egress over the West Thirty (30) feet

of the following described tract of land, to-wit:
Begin at the center of Section 18-29-16 and

Said easement, or right of ingress and egress, shall run
with the said land lying South and adjacent to said property
herein described and presently owned by the UParties of the
First Part," and said easement shall continue in full force
and effect and existence in the event of sale by "Parties
of the First Part" of the said si of the swi of the SEt of
18-29-16, subject, however, to the following:
(a) That said Easement Agreement shall be terminated
and null and void and of no further force and effect at such
time as any road, either private, city, county or state,
would intersect or run immediately parallel and contiguous
to any boundaries of the said S! of the swi of SEt of 18-29-16.
(b) Furthermore, in the event any road, either private,
city, county or state, is dedicated or constructed which
intersects the westerly boundary of the said property herein
described and this day conveyed by "Parties of the First Part"
Westerly boundarv of the

strip upon which the aforesaid easement would apply) then
thereupon that portion of the said 30 ft. strip which lies
between any such road above described and Gulf-to-Bay Boulevard
shall be immediately released and discharged from such easement,
