PACT, INC., its successors and assigns, shall have the right to enter upon the subject real. property and grade, level, fill, drain, pave, build, maintain, and repair a public parking lot. PACT, INC., its successors and assigs, shall have the further right to construct upon such easement property such improvements as are commonly associated with a public parking iot, such as, but not limited to, lighting installations and signs. This grant of easement shall continue as long as PACT, INC., or its successors and assigns, continues to operate the performing arts center or until ~,uch time as the obligations outstanding with respect to the performing arts center have been satisfied, whichever event occurs first; provided that said grant of easement shall become. and remain absolute in the event title to the dominant tenement shall be acquired by the first mortgagee or by a purchaser in a foreclosure or judicial sale.
