PACT, INC., its successors and assigns, shall have the right to enter upon the subject real property and grade, level, fill, drain, pave, build, maintain, repair, and rebuild a road or driveway, together with such bridges, culverts, ramps, and cuts as may be necessary, on, over, and across the ground embraced within the easement herein above described. PACT, INC., its successors and assigns, shall further have the right to construct upon such easement property such improvements as are necessary to permit the safe and efficient utilization of such tl.asement for in9J:e~5 clild egress, including, but not li..,itec to, lic;~.t.- ing installations, traffic signals, and signs, and other similar im- provements. This grant of easement shall run with the land and shall be bind- ing on and shall inure to the benefit of the parties hereto, their successors and assigns.
