40 Foot Right-of-Way Easement
A 40' right-of-way easement over a portion of Lots 25
and 26, Pinellas Groves, in the Southwest 1/4 of
Section 1, Township 29 South, Range 15 East, as
recorded in Plat Book 1, Page 55, Public Records of
Pinellas County, Florida. Being more particularly
described as: Begin at the Southwest corner of the
Southwest 1/4 of said Section 1, and run thence North
00 08' 02" West, along the West line of said Section 1,
292.96 feet to the Point of Beginning. From said Point
of Beginning thus established, continue North 00 08'
02" West, along said West line, 40.00 feet; thence
South 89020' 01" East, 551.91 feet (573.05' from
original deed) to an intersection with the southerly
line of the S.A.L. Railroad; thence along said
southerly line of the S.A.L. Railroad and a curve to
the right, whose chord bears South 77 0 04' 45" Eas t,
127.63 feet, arc is 127.64 feet, (South 770 04' 03"
East, 126.44 feet, arc is 126.47 feet, from original
deed) and radius is 2814.93 feet to the 10 acre line;
thence South 00 10' 28" East along the 10 acre line
41.32 feet; thence along a curve to the left, whose
chord bears North 760 56' 01" West, 132.26 feet; arc is
132.27 feet, and radius is 2774.93 feet to an
intersection with a tangent line; thence North 890 20'
01" West, 547.50 feet to the Point of Beginning.
