SUBJECT TO taxes and assessments for 1981 and subsequent years, and all easements, reservations, agreements and restrictions of record, and to the reverter condition and reserved easements hereinafter set forth. Grantor does hereby covenant with Grantee that except as noted above, at the time of delivery of this Deed, the property was free from all encumbrances made by Grantor, and Grantor will warrant and defend the same against the lawful claims and demands of all persons claiming by, through and under Grantor, but against none other.
