WHEREAS. Robert W. Wilson and Nan I. Wilson, his wife, are the
owners of the following real property situate, lying and being in the County of
Pinellas and State of Florida, to wit:
2 acres in the form of a square in the NW corner of the
SE 1/4 of ,the SW 1/4 of Section 15, Township 29 South,
Range 15 East, Pinellas County, Florida, located at 1105
E. Druid Road, Clearwater, Florida, and more particularly
described as follows: Starting at the NW corner of the SE
1/4 of the SW 1/4 of Section 15, Township 29 South, Range
15 East, and run S 89003152" E along the said 40-acre line
295.16 feet; thenceSuOo04'38" W 295. 16feet; thence
N 89003152" W 295. 16 feet; thence N 0004138" E 295. 16
feet to the P. O. B., less rights of way for Greenwood Avenue
and Druid Road;
and
WHEREAS. said Owners desire to place certain restrictions upon
said property, which shall be covenants running with the land, for the pro-
tection of thems elves, pers ons and corporations purchasing said property
from them or their heirs, executors or assigns, and the City of Clearwater,
Florida, a municipal corporation;
l'fOW. THEREFORE. KNOW ALL MEN BY THESE PRESENTS, that in
50nside~~tion of the foregoing premises and other good and valuable con-
s ideration between the parties, receipt of which is hereby acknowledged, the
undersigned, Robert W. Wilson and Nan 1. Wilson, his wife, as owners of
the above described real property, do hereby adopt and promulgate the
restrictive covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned
in any deeds or conveyances subsequently executed.
2. The operation of a filling station, garage or junk yard IS hereby
prohibited upon the above described real property.
3. These covenants and restrictions shall be binding on all parties
and all persons claiming under them, and no exception, variation or termination
of these restrictions shall be authorized or effective without theptior written
consent of the City of Clearwater.
