RESTRICTIONS
WHEREAS, Edward A. Johnson and Esther A. Johnson, his wife,
are the owners of the following real property situate, lying and being in the
County of Pinellas and State of Florida, to wit:

That part of Lots 5 and 6 of the plat of Mosell Acres as recorded in
Plat Book 24, Page 70, of the Public Records of Pinellas County,
Florida, described as follows: a description of part of Lots 5 and 6
of the plat of Mosell Acres as recorded in Plat Book 24, Page 70, of
the Public Records of Pinellas County, Florida: Start at the Southeast
corner of Section 12, Township 29 South, Range 15 East, and go
NOOo 31'09" E, 50.00 feet along the East section line (centerline of
Belcher Road); thence N 89025127" W, 33.00 feet to a point on the
West right-of-way line of Belcher Road as shown on the plat of Mosell
Acres as recorded in Plat Book 24, Page 70, of the Public Records of
Pinellas County, Florida; thence N 00001'39" E, 150.00 feet along
said West right-of-way line to the Point of Beginning; thence continue
along said West right-of-way line N 00001'39" E, 50.00 feet; thence
N 89025127" W, 493.66 feet along the South boundary line of the plat
of Pine Dell as recorded in Plat Book 45, Page 26, of the Public
Records of Pinellas County, Florida; thence S 360 07'26" E, 249.43
feet to a point on the North right-of...way line as recorded in O. R.
Book 23, Page 599, of the Public Records of Pinellas County, State
Road 590 (Drew Street); thence S 89025127" E, 179.52 feet along
said North right-of-way line; thence N 000 01'39" E, 150.00 feet;
thence S 890 25'27" E, 167.00 feet to the Point of Beginning.
Less the East 17.0 feet of said property which borders on
Belcher Road.

WHEREAS, said Owners desire to place certain restrictions upon
said property, which shall be covenants running with the land, for the pro-
tection of themselves, persons and corporations purchasing said property
from them or their heirs, executors or assigns, and the City of Clearwater,
Florida, a municipal corporation;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that in
consideration of the foregoing premises and other good and valuable con-
sideration between the parties, receipt of which is hereby acknowledged, the
undersigned, Edward A. Johnson and Esther A. Johnson, his wife, as owners
of the above-described real property, do hereby adopt and promulgate the
restrictive covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned
in any deeds or conveyances subsequently executed.
2. A 6-foot wooden fence, together with landscaping, shall be
erected on the North property line of the above-described property to
serve as a buffer to the single family residences abutting thereto.
3. These covenants and restrictions shall be binding on all parties
and all persons claiming under them, and no exception, variation or termina-
tion of these restrictions shall be authorized or effective without the prior
written consent of the City of Clearwater.
