RESTRICTIONS
WHEREAS, Homer A. lehr and Virginia J. lehr, his wife,
are the owners of the following real property situate, lying and being
in the County of Pinellas and State of Florida, to wit:
Lots 13 and 14, HIGHLAND HILL SUBDIVISION,
according to the map or plat thereof as
recorded in Plat Book 56, page 1 of the
Public Records of Pinellas County, Florida;
and
WHEREAS, said Owners desire to place certain restric-
tions upon said property, which shall be covenants running with the
land, for the protection of themselves, persons and corporations pur-
chasing said property from them or their heirs, executors or assigns,
and the City of Clearwater, Florida, a municipal corporation;
NOW, THEREFORE, KNOW All MEN BY THESE PRESENTS, that
in consideration of the foregoing premises and other good and valuable
consideration between the parties, receipt of which is hereby acknow-
ledged, the undersigned, Homer A. lehr and Virginia J. Lehr, his wife,
as owners of the above described property, do hereby adopt and promul-
ga~e the restrictive covenants hereinafter set forth:
1. These restrictions and limitations are to be re-
garded as covenants running with the land regardless of whether they
are specifically mentioned in any deeds or conveyances subsequently
executed.
2. The building to be erected on said real property
shall be limited in height to one (1) story.
3. Said property shall be limited to a medical office
for a single practice or a single practice with one or more associates.
4. Upon the erection of any building upon said pro-
perty, the traffic pattern must have the prior approval of the City
Traffic Engineer.
5. These covenants and restrictions shall be binding
on all parties and all persons claiming under them, and no exception,
variation or termination of these restrictions shall be authorized or
effective without the prior written consent of the City of Clearwater.
