-Jr; existing under the laws of the United states of America, with loan
~ servicing offices at 2810 North Parham Road, Richmond, Virginia
23294-4400, for $1.00 and other good and valuable consideration,
the receipt of which is acknowledged, hereby releases the property
situated in the County of Pinellas, state of Florida, described as
follows:
A portion of Lot 1, Block B, HIGHLAND TERRACE MANOR, as
more particularly described in Exhibit "A" and depicted
in Exhibit "B" attached hereto and made a part hereof,
from the lien of that certain mortgage now owned and held by said
corporation, originally given to Anchor Mortgage corporation of
Florida, Inc. on that and other real property on November 21, 1986,
executed by Pamela D. Canady, an unmarried woman, and recorded
December 1, 1986 in the office of the Clerk of the Court of
Pinellas County, Florida, in Official Records Book 6371, Page 1646,
and rerecorded December 10, 1986 in O.R. Book 6379, Page 906, the
obligations thereunder having been conveyed to and assumed by Wayne
Shoeman, a single man, in that certain Warranty Deed from Pamela D.
Canady dated March 1, 1988 and recorded in the Public Records of
pinellas County, Florida, in O.R. Book 6695, Page 738, said
mortgage being given as security for payment of that certain Note
described therein in the original sum of Fifty Thousand One Hundred
Thirty Five and--NO/100's--Dollars ($50,135.00).
Additionally, in consideration of such payment, said corporation
hereby remises, releases, and forever quitclaims to the City of
Clearwater, Florida, its successors and assigns, to the mortgagor
and to the successors and assigns of mortgagor, the above described
premises, together with all tenements, hereditaments, and
appurtenances thereto belonging; but it is expressly stipulated and
agreed that the mortgage is and shall be in full force and effect
as against all the property described therein except the parcel or
parcels herein released.

PURCHASE AGREEMENT
PROJECT HIGHLAND AVENUE
PARCEL NO. : 21
THIS AGREEMENT is made between WAYNE SHOEMAN, a married man, 2460 Peachtree Road
N.W., No. 608, Atlanta, Ga. 30305, hereinafter "Seller"; and the CITY OF
CLEARWATER, FLORIDA, a Florida Municipal corporation, hereinafter "Buyer".
WITNESSETH
For and in consideration of the mutual covenants and conditions herein contained,
Seller hereby agrees to sell and Buyer agrees to buy the following property or
interest therein, upon the following terms and conditions:
I. DESCRIPTION
(a) Real estate or interest therein, identified as parcel No. 21 as shown
on right-of-way maps of Highland Avenue, being a portion of HIGHLAND
TERRACE MANOR, Block B, Lot 1, as more particularly described in
Exhibit "A" and depicted in Exhibit "B" attached hereto and by reference
made a part hereof.

II. PURCHASE PRICE
Amount to be paid by Buyer to Seller at closing...........$ 250.00
III. CONDITIONS AND LIMITATIONS
(a) It is mutually understood that this Purchase Agreement is executed by
Seller subject to final acceptance by the City Engineer of the City
of Clearwater, which shall occur within five (5) business days of
receipt of this document, executed in duplicate by Seller, in the
Office of the City Engineer. Acceptance and execution by the city
Engineer shall serve to ratify and confirm the purchase price and all
terms and conditions as are contained therein, and the date of execution
shall be the Effective Date of this agreement. If this agreement is not
timely accepted and executed by the City Engineer, Seller may, at Seller
option, withdraw from this agreement by providing vJritten notice of such
intent to the office of the City Engineer, whereupon this agreement
shall thereafter be null and void in all respects.
(b) No actual or estimated ad valorem taxes shall be prorated to Buyer or
collected from Seller at time of closing this transaction.
(c) Seller shall deliver unencumbered title to Buyer at closing; however,
Buyer shall, at Buyer's sole cost and expense, have the obligation to
obtain any releases of encumbrances as Buyer may require.
(d) Buyer agrees, and Seller authorizes, restoration to the present or
equal condition, any of Seller's remainder property up to but not more
than five feet (5') abutting the parcel being conveyed that may be
disturbed or impacted during construction of the right-of-way
improvements. Such restoration shall be accomplished at Buyer's
expense and shall be completed not later than project completion.

IV. CLOSING DATE - POSSESSION
This transaction shall be closed and the Seller shall convey title
by Special Warranty Deed within forty-five (45) days of the Effective
Date. Possession shall be delivered concurrently with conveyance.
V. TYPEWRITTEN OR HANDWRITTEN PROVISIONS
Typewritten or handwritten provisions inserted herein or attached
hereto as addenda, and initialed by the parties, shall control all
printed provisions in conflict therewith.

paving or other public utilities, or improvements made by any governmental
instrumentali ty, and that no notice has been received for any public hearing
regarding future or pending assessments for improvements by any governmental

interest with respect to the aforesaid property.

That certain mortgage in the original sum of Fifty Thousand One
Hundred Thirty Five and--No/100's--Dollars ($50,135.00) now held
by Bank Of America, originally given to Anchor Mortgage corporation
of Florida, Inc. on November 21, 1986, executed by Pamela D. Canady,
an unmarried woman, and recorded December 1, 1986 in the office of
the Clerk of the Court of Pinellas County, Florida in O.R. Book 6371,
Page 1646, and rerecorded December 10, 1986 in O.R. Book 6379, Page
906, the obligations thereunder having been conveyed to and assumed
by affiant in that certain Warranty Deed from Pamela D. Canady dated
March 1, 1988 and recorded in O.R. Book 6695, Page 738, in the Public
Records of Pinellas County, Florida; said mortgage lien having been
released from the property described herein in that certain Partial
Release of Mortgage executed by William G. stone, Vice President,
Bank of America on December 12, 1995.
THIS AFFIDAVIT is made by the undersigned for the purpose of satisfying the
CITY OF CLEARWATER that said owner is conveying unencumbered title to the
aforesaid property to the CITY OF CLEARWATER, as purchaser, at the closing of this
transaction, and payment by the CITY OF CLEARWATER of the agreed purchase price
to the undersigned affiant.
