The purpose of this Deed is to dedicate and convey to the Grantee that portion of a private road known as Seville Boulevard which commences at the existing easterly right-of-way line of U.S. Highway 19, State Road No. 55, and runs easterly for approximately 545 feet, having a width of approximately 50 feet; this dedication and conveyance is made for public road purposes, and Grantee, by acceptance hereof, acknowledges and agrees that the land conveyed hereby is subject to various easements and rights in favor of others who own lands adjacent to, abutting, or in the vicinity of Seville Boulevard for ingress, egress, regress and access for pedestrian and vehicular traffic, and for utility purposes. Grantee further acknowledges and agrees by acceptance hereof that the landscape median in the center of the existing roadway being conveyed hereby is subject to that certain Landscaping and Signage Easement of even date herewith from Grantor to Zorn Bayside Arbors, Ltd., a Florida limited partnership. In the event that the lands conveyed hereby are hereinafter vacated or abandoned for public road purposes by the Grantee, title thereto shall revert to the Grantor, or its successors and assigns.
