Together with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. To Have and to Hold, the same in fee simple forever. Subject to nondelinquent ad valorem taxes and current installments of special assessments not yet due and payable, if any, and to highways, rights-of-way, licenses, easements and restrictions of record generally, zoning ordinances and other governmental limitations, or others which might be disclosed by an accurate inspection and architectural survey. And the said Grantor does specifically warrant the title to said land and will defend the same against the lawful claim of all persons claiming by, through or under Grantor except taxes for the year 2004 and subsequent, and subject to the matters hereinabove mentioned.
