In accordance with your request, I have examined the following
ABSTRACT OF TITLE purporting to reflect the title to the captioned property:
ABSTRACT OF TITLE NO. 12,418, prepared by Pinellas County
Title Company, Clearwater, Florida, consisting of Pages One (1)
through Fifty-four (54) inclusive, covering the period of time from
the earliest public records of Hillsborough County, Florida, of which
Pinellas County was formerly a part, through June 15, 1966.

Based on such examination, I find that title to said property appears
to be vested in ISABELL BROWN, subject to the following exceptions and
objections:
(1) SURVEY: Exception is taken to any state of facts which
might be disclosed by an accurate survey of the premises.
(a). PARTIES IN POSSESSION: Exception is taken to the rights
of any persons in possession if other than the above named OWner.
(3) ZONING ORDINANCES: This property is located within the
corporate limits of the City of Clearwater, Florida, and is
subject to said City's applicable zoning ordinances.
(4) REAL PROPERTY TAXES for the calendar year 1966.
(5) MECHANIC.S AND MATERIALMAN'S LIENS: Subject to any
unrecorded liens by mechanics or materialmen in connection
with the erection of any improvements upon said captioned
premis es.
(6) Your attention is called to Page 52 of the Abstract which sets forth
a Certificate of Indebtedness for special improvements of the
City of Clearwater in the original amount of $397. 64, dated and
recorded on March 18, 1965, in O. R. Book 2120, page 427,
of the Public Records of Pinellas County, Florida. This certificate
of indebtedness by the description included therein appears to
include a small portion on the East side oJ the captioned property
covered by this abstract.
In my opinion, a WARRANTY DEED properly executed by ISABELL
BROWN, joined by her husband if she is now married, would convey a good
and merchantable title to this property, subject to the exceptions and objections
noted above. It is my recommendation that said WARRANTY DEED should
further quit claim to the City any and all interest which she OWns and possesses
in any other portions of said Lot 12 of an unnumbered Block of Palm Park
Subdivision, Clearwater, Florida, as recorded in Plat Book 4, page 86 of
the Public Records of Hillsborough County, Florida, of which Pinellas County
was formerly a part. The reason for this is because the over-all lot has
been divided into several separate parcels and I am unable to determine precisely
whether these various descriptions include all of Lot 12 of said Subdivision.
