In accordance with your request, I have examined the following ABSTRACTS
OF TIT LE purporting to reflect the title to the captioned property:

COMPANY OF CLEARWATER, Clearwater, Florida, consisting
of SHEETS ONE (1) through TWO (2) containing TWENTY -TWO
(22) entries, covering the period of time from the earliest public
records of Hillsborough County, of which Pinellas County was
formerly a part, through December 26, 1918.
ABSTRACT OFTITLE NO. 17546, prepared by GUARANTY TITLE
AND TRUST COMPANY, Clearwater, Florida, consisting of
ONE (1) SHEET containing TWO (2) entries covering the period of
time subsequent to December 26, 1918 through October 30, 1922.
ABSTRACT OF TITLE NO. 9891, prepared by PINELLAS COUNTY
TITLE COMPANY, consisting of PAGES ONE (1) through FIFTY-
SEVEN (57), inclusive, covering the period of time from October
30, 1922, through June 30, 1964.
Based on such examination, I find that title to said property appears to be
vested in ELSIE DUNCAN and GLADYS DUNCAN, each of said parties owning
an undivided one-half interest therein, subject to the following exceptions

(l) SURVEY - Exception is taken to any state of facts which
might be disclosed by an accurate survey of the premises.
(2} PARTIES IN POSSESSION: Exception is taken to the rights
of any persons in possession if other than the above named OWners.
(3) ZONING ORDINANCES: This property is located within the
corporate limits of the City of Clearwater, Florida, and is
subject to said City1s applicable zoning ordinances.
(4) REAL PROPERTY TAXES for the calendar year 1964.
(5) MECHANIC'S AND MATERIALMAN'S LIENS: Subject to any
unrecorded liens by mechanics or materialmen in connection
with the erection of any improvements upon said captioned
premises.
(6) EASEMENT: Subject to restrictions and easements of record.
In my opinion, a WARRANTY DEED properly executed by ELSIE DUNCAN,
an unmarried woman, and GLADYS DUNCAN, an unmarried woman, would
convey a good and merchantable title to this property, subj ect to the exceptions
and objections noted above.
