That part of the SW 1/4 of the NE 1/4 of the NW 1/4 of
Section 9, Township 29 South, Range 16 East, Pinellas
County, Florida, lying South of the T&GC Railroad less
the West 250.0 feet.
AND
All of that part of the following described tract lying South of
the centerline of Alligator Creek and/or Lake:
The N 1/2 of the SE 1/4 of the NW 1/4 of Section 9, Township
29 South, Range 16 East, Pinellas County, Florida.
AND
The North 973.50 feet of the East 450.00 feet of the SW 1/4
of the NW 1/4 of Section 9, Township 29 South, Range 16
East, Pinellas County, Florida, less a tract more particularly
described as follows: From the NE corner of the SW 1/4 of the
NW 1/4 of said Section 9, run N 89019'49" W along the North
boundary of the SW 1/4 of the NW 1/4 a distance of 56. 00 feet
to a P. O. B., also being the centerline of Alligator Creek;
continue thence N 89019'49" W along the North boundary of the
SW 1/4 of the NW 1/4 a distance of 394.00 feet; run thence
S 0005' 1711 W a distance of 235. 00 feet to the centerline of
Alligator Creek; run thence along the centerline of Alligator
Creek the following courses and distances: N 37022'5411 E
a distance of 86.00 feet; N 89043'30" E a distance of 64.02 feet;
N 54026'56" E a distance of 184.45 feet; N 66056'27" E a
distance of 139. 15 feet, to the P. O. B. ;
WHEREAS, said Owner desires to place certain restrictions upon said
property, which shall be covenants running with the land, for the protection of
itself, persons and corporations purchasing said property from it or its
successors or assigns, and the City of Clearwater, Florida, a municipal
corporation;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that in
consideration of the foregoing premises and other good and valuable consideration
between the parties, receipt of which is hereby acknowledged, the undersigned,
David Bilgore & Company, Inc., a Florida corporation, as Owner of the above
described real property, does hereby adopt and promulgate the restrictive
covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned in
any deeds or conveyances subsequently executed.
2. The development of the above described property shall be limited
to a maximum density of eight (8) dwelling units per acre, computed on the
acreage in the above described property irrespective of easements or
conmeyances to the City of Clearwater.

3. These covenants and restrictions shall be binding on all parties and
all persons claiming under them, and no exception, variation, or termination
of these restrictions shall be authorized or effective without the prior written
consent of the City of Clearwater.
