a~orida corporation, with principal office and place of business
at Orlando, Florida, party of the first part, and CITY OF CLEARWATER,
FLORIDA, a Florida municipal corporation of Pinellas County, Florida,
party of the second part, WITNESSETH:
That for and in consideration of the sum of Ten Dollars
($10.00) and other good and valuable considerations, the receipt
whereof is hereby acknowledged, the party of the first part has
bargained, sold and conveyed and does by these presents bargain,
sell and convey unto the said party of the second part, its successors
and assigns, all of its right, title and interest in and to the
following described real property in the City of Clearwater and
State of Florida, to-wit:
All of Del Oro Groves, a subdivision of
Clearwater, Florida, as recorded in Plat
~ook 12, page 2, public records of Pinellas
OoUnty, Florida, including platted streets,
save and except Lots Twenty (20) to Eighty-
four (84) inclusive, as shown by said plat.
TO HAVt AND TO HOLD unto the said party of the second
part, its successors and assigns forever in fee simple.
This conveyance is specifically made subject to any and
all outstanding liens of -every nature , k1nd,.a.nd de scrlptlonwhich
may be against said property, and party of the first part warrants
title only as against itself and parties claiming by, through or
under it. It is the intention of the party of the first part to
convey hereby only such interest as it may have in and to the above
de scribed property, and not g~ne,rally to warrant the title.
As a part of the consideration hereof, the party of the
second part does hereby agree and covenant for itself, its

successors and assigns, that it will never vacate that part of Monterey
Avenue lying north of san Jose street, and that it will never vacate
that part of San Jose Street lying between Monterey Avenue on the West
and Bay Shore Boulevard on the East. It is understood, however, that
party of the second part has already removed the paving, the curbing,
and other improvements formerly placed on Monterey Avenue and San Jose
Street, and tnis provision shall not be construed as preventing party of
the second part from completing the removal of the improvements from
these streets, or obligating it to replace any of the improvements al-
ready removedj the purpose of this provision being to assure the party
of the first part that the streets above described shall always remain
open as public rights-of-way for use by the public, but not to guarantee
that said streets will ever be paved or otherwise improved. Party of
the second part further agrees and covenants that Bay Shore Boulevard
will never be vacated.
IN WITNESS WHEREOF, the party of the first part has
caused these presents to be executed by its proper officers and its
corporate seal affixed thereto, this the day and year first above
written.

P. PHILLIPS & SONS, INC., a Florida Corporation, to me well known to be
such officers and to be the persons who in the capacities aforesaid
executed the foreglng fee simple deed, and acknowledged before me that
they executed the same in the capacities aforesaid as and for the act
and deed of the said corporation, and the said Secretary did further
acknowledge under oath that the corporate seal thereto affixed is the
true corporate seal of said corporation by him thereunto affixed.
