If Purchaser shall default under this contract, the earnest money deposit shall be retained by Seller in lieu of liquidated damages and/ or as rental for the premises. Taxes for 1973 and all prior years shall be paid by Seller, and taxes for 1974 shall be prorated as of date of delivery of possession.
