3. DESCRIPTION OF PROPERTY:
Begin in West line of Osceola Avenue 233.3 ft.
South of the North line Qf Section 16, run
thence South 33.3 feet, thence West to Clear-
water Bay; thence Northeasterly along Bay to
a point due West of POB; thence East to POB.
4. ABSTRACT OF TITLE:
No. 15177, prepared by the Guaranty Title & Trust
Company of Clearwater, consisting of two sheets,
No. 2634, prepared by Clearwater Abstract Company
of Clearwater, consisting of two sheets, and No.
6750, prepared by Pinellas County Title Company of
Clearwater, consisting of thirty-five pages.
5. RECORD OWNERS:
Basing my oplnlon on the above described abstracts,
I have examined the title to the above property from
U.S. patent to June 16, 1954, and find that the title
to said property appears to be vested in lfBude Milling
Bacon, joined by her husband James F. Bacon, whose
evidence of title is a deed from George ~. LeFevre
and Meredith ~. LeFevre, dated February 25, 1925,
and recorded in Deed Book 272, Page 232, of the
Public Records of Pinellas County, Florida.
This opinion is subject to the following objections
and exceptions:
A. RESTRICTIONS:
(1) Deed or Plat Restrictions. There are no deed or
plat restrictions of record.
(2) Govern~ental Restrictions. Any building on the
subject property must comply with the appropriate
zoning restrictions of any municipality in ,.,hich
the property presently lies. Any present structure
would not be subject to those restrictions, but any
future building should conform therewith.
B. LIENS OR ENCUMBRANCES:
There are no liens or encumbrances on the subject
property which appear of record which would affect
the title to said property.
Any unpaid bills for labor performed or naterials
furnished on said premises are the bases for liens
for a period of ninety days after so performed or
furnished.

C. BOUNDARY LINES:
Exception is taken to all questions of survey and
boundary lines, and to any state of facts which would
be revealed by an inspection of said property.
D. POSSESSION:
Exception is taken to the rights of any persons in
possession if other than the above named owners.
E. TAXES:
1. State and County. Attached hereto is a statement
of the County showing taxes paid through the year 1953.
2. Personal Property Taxes. Attached are statements
showing no unpaid personal property taxes assessed
against the record owners which would constitute a lien
on said property.
CONCLUSION
Based upon my examination of said abstract of title, I
am of the opinion that a good and merchantable title to said
property is vested in Maude Milling Bacon subject only to matters
not appearing on the face of the aforemer.tioned abstract, and
subject to the matters hereinbefore set out.
