thereon.
Subject to that certain mortgage dated February 16, 1962, in the
original principal amount of $24, 000. 00 from Marshall W. Forrest and
Helen B. Forrest, his wife, to First Federal Savings and Loan Association
, of Clearwater recorded in O. R. 1363, page 388, of the Public Records
of Pinellas County, Florida, which mortgage the Grantee herein assumes
and agrees to pay.

Gentlemen:
In accordance with your request, I have examined the following
ABSTRACT OF TITLE purporting to reflect the title to the captioned property:
ABSTRACT OF TITLE NO. 4318, prepared by Pinellas
County Title Company, Clearwater, Florida, consisting
of Pages One (1) through Two Hundred Four (204) inclusive,
covering the period of time from the earliest Public Records
of Hillsborough County, of which Pinellas County was
formerly a part, through November 11, 1965.
Based on such examination, I find that title to said property appears
to be vested in MARSHALL W. FORREST and HELEN B. FORREST, his
wife, subject to the following exceptions and objections:
(I) SURVEY: Exception is taken to any state of facts which
might be disclosed by an accurate survey of the premises.
(2) PARTIES IN POSSESSION: Exception is taken to the rights
of any persons in possession if other than the above named Owners.
(3) ZONING ORDINANCES: This property is located within the
corporate limits of the City of Clearwater, Florida, and is
subject to said Cityls applicable zoning ordinances.

(5) EASEMENT: Subject to restrictions and easements of record

with the erection of any improvements upon said captioned
premises.
{7} Your attention is called to Page 199 of the Abstract which sets
forth a mortgage from Marshall W. Forrest and Helen B.
Forrest, his wife, to First Federal Savings and Loan Association
of Clearwater, dated February 16, 1962, recorded in O. R.
1363, page 388 of the Public Records of Pinellas County,
Florida, in the original principal amount of $24, 000.
(8) The map of the First Addition to Clearwater Beach Park is
recorded in Plat Book 15, page 80 of the Public Records of
Pinellas County, Florida, and sets forth certain restrictions,
building setback lines, etc. that affect the captioned property.
A copy of said restrictions, building setback lines, etc. is
set forth on Pages 144 and 145 of the above described Abstract.
(9) Your attention is called to Page 142 of said Abstract which sets
forth a copy of Trustees of the Internal Improvement Fund of
the State of Florida Deed No. 17327, dated October 1, 1925,
which is recorded in Deed Record 333, page 190, of the Public
Records of Pinellas County, Florida. Said deed includes part
of the property in the First Addition to Clearwater Beach Park
Subdivision and contains the following reservation:
"Saving and reserving unto the said trustees of the
Internal Improvement Fund of the State of Florida,
and their' successors an undivided three-fourths
interest in and title in and to an undivided three-
fourths interest in all phosphate, minerals and metals
that are or may be in on or under the said above described
lands, and an undivided one half interest in all the
petroleum that is or may be in, on or under the said
above described land, with the privilege to mine and

7. The Words "Agent", "Buyer", and "Seller" herein employed shall include their heirs, administrators, executors and
successors, and said words, and any pronouns relative thereto, shall include the masculine, feminine and neuter gender, and
the singular and plural number, wherever the context so admits or requires.
8. This instrument shall become effective as a contract when signed by the Agent, Buyer and Seller. If not signed by
all parties on or before November 18. 1965 any moneys deposited shall be refunded and thil
