U. S. 19; ALSO, LESS ANO EXCEPT the lands lying Westerly of the Easterly
boundary of present existing right of way of County Road 32: establ ished
by existing fence line: situate, lying and being in the County of Pinel las,
State of Florida, ALSO, LESS AND EXCEPT the right of way of property deeded
to Florida Power Corporation, being 30 acres, more or less;
ALSO, together with all rights accruing to the Seller by virtue of Florida Power
memorandum, dated June 11, 1962, and signed and accepted on the 13th day of
June, 1962, by the Seller.

The Seller agrees upon the execution of this agreement to obtain a full and completea1mtFact.Qt.-tit~.'or title commitment
certified to date by a reputable abstract company a~J!}?~ as possible and deliver the same to the Purchaser for examination, and
the Purchaser shall have 10 days from / days from receipt of said abstract or title commitment to examine same or
cause it to be examined, If the abstract or commitment shows a good and merchantable title, free and clear from liens and en-
cumbrances, vested in the Seller, the Seller shall then deliver a good and sufficient warranty deed to the Purchaser who shall
immediately thereupon pay to the Seller the balance of the purchase price above mentioned. In the event, however, that the
abstract commitment does not reflect a merchantable title in the Seller, free and clear from liens and encumbrances, the Seller
shall have sixty days thereafter within which time to correct or clear any liens, encumbrances or clouds that might affect said
title, and if the Seller fails, neglects or refuses to clear said title within said time, then the money paid on this date as a part
of the purchase price shall be immediately returned to the Purchaser and this transaction shall be thereupon terminated. If,
however, the abstract or commitment shows good and merchantable title in the Seller and the Purchaser shall not have objected
to or pointed out any material defects or liens against said title within the period of time allowed for examination of the ab-
stract or commitment, said title shall be deemed to be acceptable to the Purchaser and should he fail, neglect or refuse to make
the balance of the payments or to pay the balance of the purchase price above set forth, the said cash payment made on this date
shall be retained by the Seller as his liquidated damage by reason of the Purchaser's failure to complete this agreement.
