For this reason, inquiries should be made to ascertain if any work or labor has been performed or materials furnished for the construction of improvements upon the above described real property within the past three (3) months and an Affidavit should be obtained from the record owners stating that there are no unpaid obligations in connection with any labor or materials furnished to said premises. 7.
