by measuring from the NE corner of Section 16,
Township 29 South, Range 15 East; first- -West
along the North line of said Section, 1335 feet;
second- -South at right angles to said Section line,
20 feet, to a point which is mentioned in various
instruments of record, as the SW corner of Drew
Street and Ft. Harrison Avenue, in the City of
Clearwater, Florida; third- - West along the South
line of said Drew Street, 248 feet to the NE corner
of the following described lot: From the point
of beginning thus established, run South at right
angles to the South line of said Drew Street, 70
feet, thence West parallel to South line of Drew
Street, 100 feet, more or les s, to the East line
of Osceola Avenue; Thence North along the East
line of Osceola Avenue, 70 feet, thence East 100
feet, more or less, to the point of beginning.
Gentlemen:
In accordance with your request, I have examined the following
ABSTRACT OF TITLE purporting to reflect the title to the captioned property:
ABSTRACT OF TITLE NO. 4228, prepared by Pinellas
County Title Company, consisting of Pages 1 through 154,
both inclusive, covering the period of time from the earliest
public records of Hillsborough County, of which Pinellas
County was formerly a part, through January 15, 1964, the
date of the last certification thereof.

Based on such examination, I find that title to said property appears
to be vested in CLARA LAMBERT ROMBACH, a widow, as set forth in the
Warranty Deed recorded in Deed Book 966, page 213, of the Public Records
of Pinellas County, Florida, and shown on Page 145 of said abstract,
subject to the following exceptions and objections:
1. SURVEY - Exception is taken to any state of facts which
might be disclosed by an accurate survey of the premises.
The description of the property conveyed to Clara Lambert
Rombach by the Deed as shown on Page 145 of said abstract
varies somewhat from the description as stated in the caption
of said abstract. This description seems to be the same
property but it cannot be conclusively determined to be
unless there is an accurate survey made of said premises.
2. PARTIES IN POSSESSION: Exception is taken to the rights
of any persons in possession if other than the above named
owner.
3. ZONING ORDINANCES: This property is located within
the corporate limits of the City of Clearwater, Florida,
and is subject to said City's applicable zoning ordinances.
4. REAL PROPERTY TAXES for the calendar year 1964.
5. MECHANIC'S LIENS: In the State of Florida, laborers and
materialmen are given lien rights against property for
performance of labor or furnishing materials and these
lien rights may be asserted for a period of three months
after the completion of the work, even though no instrument
has been filed of record. For this reason, inquiries should
be made to ascertain if any work or labor has been performed
or materials furnished for the construction of improvements
upon the above described real property within the past 3
months and an Affidavit should be obtained from the record
owner stating that there are no unpaid obligations in connection
with any labor or materials furnished to said premises.
6. EASEMENT: Subject to restrictions and easements of record
and any road or street rights of way.

Page 149 of said Abstract of Title sets forth what purports to be a
Satisfaction of Mortgage by Gordon Grand as Executor of the Last Will and
Testament of Kathleen A. Grand, deceased, to Clara Lambert Rombach
of a certain mortgage previously recorded in Mortgage Book 571, page 223
of the Public Records of Pinellas County, Florida. The Abstract of Title
does not set forth any copies of Letters Testamentary which have been issued
to Gordon Grand as Executor of the Last Will and Testament of Kathleen A.
Grand, deceased, but this party has requested and received certified copies
of said Letters from the Orange County Surrogate IS Court of the State of
New York, which Letters will be recorded in the Public Records of Pinellas
County, Florida.
In my opinion, a WARRANTY DEED properly executed by CLARA
LAMBERT ROMBACH, a widow, would convey a good and merchantable
title to this property, subject to the exceptions and objections noted above.

City of Clearwater for the property involved.
3. Affidavit of no liens, be2ring date February 13, 1964.

property, and I will therefore appreciate your advising me

her existing policy. She of course will continue her liability

Your letter of February 21, 1964 advising me that you are
ready to close this transaction as soon as the objections have
been corrected was received this morning after our telephone
conversation.

3. CITY agrees to pay ROMBACH the sum of Ten Thousand
Dollars ($10,000.00) cash at the time of the execution and del ivery
by her of a warranty deed and agrees concurrently therewith to pay
the sum of Thirty Eight Thousand Dollars ($38,000.00) to The First
National Bank of Clearwater, Clearwater, Florida, as escrow under
an agreement whereby said escrow would pay the sum of Nine Thousand
Five Hundred Dollars ($9,500.00) annually thereafter to ROMBACH, her
heirs or personal representatives, unti I the ful I amount of said es-
crow, together with interest thereon, has been paid her. Said escrow
would provide that such payments could not be paid in advance and that
during said period, the escrow would invest the amounts from time to
time in its hands and annually pay the income therefrom, less its
escrow

4. CITY agrees that ROMBACH, her tenants and permittees,
may occupy saidpremises without charge until June I, 1964, at which
