The total purchase price for said property shall be the sum of Two Hundred Fifty Thousand Dollars ($250,000. 00) payable at the times and in the manner following: The total purchase price of $250,000 shall be paid at the time of ~ closing, which closing shall take place on the 10th day of January, 1977, unless such closing date is extended by mutual agreement of the parties to this agreement. IN CONSIDERATION WHEREOF, Seller agrees to convey said property to Purchaser by good and sufficient Warranty Deed, with a fee simple, marketable title, free and clear of all encumbrances of record. Seller shall provide Purchaser with a title insurance commitment, and the title owner's policy premium shall be payable by the Seller at the time of closing. Upon acceptance and execution of this agreement, the Seller agrees to provide the Purchaser with a title insurance commitment which can be examined at least seven (7) days prior to the date of closing.
