The party of the first part, pursuant to the power of sale authorized
by Court Order, and in consideration of the sum of $10.00 and other good
and valuable consideration in hand paid, grants, bargains, sells, aliens,
remises, releases, conveys and confirms to the party of the second part,
their heirs and assigns forever, the real property in Pinellas County,

the title; after which time, if such defects are not corrected so that title is insurable, the Buyer may, at his option, withdraw said deposit and be released

3. SURVEY - If the Buyer desires a survey of the property, he may have the property surveyed at his expense prior to the closing date. If the survey
shows any encroachments on the property or that improvements thereon encroach on other lands, the Seller shall have the same time to remove encroachments
as is allowed herein for the curing of defects in title, If the Seller shall fail to remove or cure said encroachments within the time limit, then the earnest money
deposit shall, at the option of the Buyer, be returned to Buyer upon demand, all rights and liabilities arising hereunder shall terminate; or Buyer may, at his
option, close this transaction in the same manner as if no such encroachments had been found, Seller will give the Buyer the existing survey, if there is one
available.
4. CONVEYANCE - Seller agrees to convey title by statutory warranty deed to Buyer, free and clear of all liens, assessments and encumbrances,
except as herein otherwise provided,

said counsel.
7, SETTLEMENT - All adjustments of taxes or other items on said property are to be made on a pro rata basis as of the date of settlement

8, PROPERTY SOLD AS IS - The Seller agrees to deliver the property in the same condition as it is when this contract is executed subject to
other clauses contained in this agreement, and assumes the risk of loss or damage to premises by fire or otherwise, If the property is damaged by fire or
other casualty before the closing hereunder and can be restored to substantially the same condition as now within a period of 60 days thereafter, the Seller
shall so restore the improvements and the closing date herein above set shall be extended accordingly, but if such restoration cannot be completed within
that time this contract, at the option of the Buyer, shall be declared cancelled and all earnest monies shall be returned to buyer,
9, TERMITE INSPECTION - Prior to closing, Buyer at his expense shall furnish current wood-destroying organisms inspection report from a
licensed and bonded exterminator to determine whether there is any visual active infestation or damage in the improvements on said property, If there is
any such infestation or damage, the Seller shall pay all costs of the treatment required to remedy any such infestation or damage reported, including the
costs of repairing or replacing all portions of said improvements which are infested or have been damaged, However, in the event the costs to be incurred
are more than one and one-half (I Y2 %) per cent of the purchase price, then, at the Seller's option, he may cancel the contract within five (5) days of the re-
ceipt of the inspection report by giving written notice to the Buyer. However, the Buyer may, at his option, accept the I Y2 % of the purchase price and release
Seller from any additional liability involving termites. "Termite" shall be deemed to include all wood-destroying organisms.

petition of Stanley Campbell, Personal Represenative of the
above estate. and the court having determined that it is in
the best interest of the estate that the real property wllich
is described as the South 1/2 of Lot 12, E.A. MARSHALL
SUBDIVISION, according to the map or Plat thereof as
recorded in Plat Book 3, Page 44, Public Records of Pinellas
County, Florida, be sold in order to provide funds for the
estate, that the best interest of the estate will be served

AMERICAN REALTY TInE ASSURANCE COMPANY, an Ohio corporation, herein called the Company, for
a valuable consideration, hereby commits to issue its policy or policies of title insurance, as identified in
Schedule A, in favor of the proposed Insured named in Schedule A, as owner or mongagee of the estate or
interest covered hereby in the land described or referred to in Schedule A, upon payment of the premiums and
charges therefor; all subject to provisions of Schedules A and B and to the Conditions and Stipulations hereof.
This Commitment shall be effective only when the identity of the proposed I nsured and the amount of the
policy or policies committed for have been inserted in Schedule A hereof by the Company, either at the time of
the issuance of this Commitment or by subsequent endorsement.
This Commitment is preliminary to the issuance of such policy or policies of title insurance and all liability
and obligations hereunder shall cease and terminate SIX MONTHS after the effective date hereof or when the
policy or policies committed for shall issue, whichever first occurs, provided that the failure to issue such policy

1. The term mortgage, when used herein, shall include deed of trust, trust deed, or other security
instrument.
2. If the proposed Insured has or acquires actual knowledge of any defect, lien, encumbrance, adverse
claim or other matter affecting the estate or interest or mortgage thereon covered by this Commitment other
than those shown in Schedule B hereof, and shall fail to disclose such knowledge to the Company in writing, the
Company shall be relieved from liability for any loss or damage resulting from any act of reliance hereon to the
extent the Company is prejudiced by failure to so disclose such knowledge. If the proposed Insured shall
disdose such knowledge to the Company, or 'if the Company otherwise acquiresadUaI knowled8eof any such
defect, lien, encumbrance, advenedaim or ocher matter, the Company atitsoptionmayamendScheduleBot
this Commitment accordingly, but such amendment shall not relieve the Company 'rom liability previously
incurred pursuant to Paragraph 3 of these Conditions and Stipulations.
