WARRANTY DEED
THIS WARRANTY DEED made and executed the I 7"'1:( day of

September, A.D. 1971, by MONTCLAIR LAKE ESTATES, INC., a corporation
existing under the laws of Florida, and having its principal place of business
at Clearwater, Florida, hereinafter called the Grantor, to CITY OF CLEARWATER,
FLORIDA, a municipal corporation, whose postoffice address is PO Box 4748,
Clearwater,Florida 33518, hereinafter called the Grantee:
(Whe:rever used herein the terms "grantor II and "grantee"
include all the parties to this instrument, and the heirs,
legal representatives and assigns of individuals and the
successors and assigns of corporations)
WITNESSETH: That the Grantor, for and m consideration of the sum
of One Dollar and other good and valuable considerations, receipt whereof is
hereby acknowledged, by these presents does grant, bargain, sell, alien, remise,
release, convey and confirm unto the Grantee, all that certain land situate in
Pinellas County, Florida, to wit:

A four (4) acre parcel of land located in the SW 1/4 of the
NW 1/4 of Section 1, Township 29 South, Range 15 East,
City of Clearwater, Pinellas County, Florida, to be utilized
for a public park and being more particularly described as follows:
Commencing at the W 1/4 corner of Section 1, Township 29 South,
Range 15 East, City of Clearwater, Pinellas County, Florida;
run S 89006'5411 E, 50.00 feet along the East/West centerline of
said Section 1-29-15; run thence N 00007'05" E, 645.91 feet
along the East right of way line of Keene Road; continue thence
along said East right of way line of Keene Road along a curve
to the right having a radius of 254.20 feet, a central angle of
470 18'17", an arc distance of 209.87 feet, a chord distance
203.96 feet and a chord bearing of N 23046'1311 E to a point on
the South right of way line of Montclair Road; continue thence
along said South right of way line of Montclair Road, N 47025'22"
E, 161. 32 feet to the P. O. B. ; continue thence N 47025 '22" E,
309.42 feet along said South line of Montclair Road; thence along
said South line of Montclair Road along a curve to the right having
a radius of 304.03 feet, a central angle of 38057'31", an arc
distance of 206. 73 feet, a chord distance of 202. 76 feet and a chord
bearing of N 66054'07" E; continue thence along said South line
of Montclair Road N 86022'53" E, 340.88 feet; run thence
S 00005 '22" E, 309.23 feet; run thence S 890 54'38" W, 755. 04
feet to a point on the East right of way line of Montclair R,oad, the
P. O. B. Said parcel containing 4.00 Acres M. O. L. and subject to
a 15.0 foot wide sanitary sewer easement meandering through said
parcel and also subject to a Florida Power transmission line easement
with building setback restrictions along a portion of the North limits
of said tract.

AND the Grantor herby covenants with said Grantee that it is
lawfully seized of said land in fee simple; that it has good right
and lawful authority to sell and convey said land; that it hereby
fully warrants the title to said land and will defend the same against
