Box 4748 Clearwater, Florida 33758-4748 Re: Carlisle Lincoln Mercury Site Plan Dear Steve: This letter confirms our conversation of Wednesday, February 25, 1998 regarding the rezoning of Lot 5 of the Bamboo Garden subdivision as part of the Carlisle Lincoln Mercury Final Site Plan Certification. The Final Site Plan, submitted to the DRC and presented to the Planning and Zoning Board, reflected a driveway connection through Lot 5 to Bamboo Lane. The Final Site Plan also indicated noncommercial parking on all three of the residentially zoned lots. Our. client is currently in the process of rezoning the residential "single-family" lots (RS-8) to residential "multi-family" (RM-8) as required in order to obtain approval to allow this driveway connection. Our client has now directed us to remove said driveway connection to Bamboo Lane from Lot 5 (RS-8), which we believe negates the need for rezoning. Also; it is our understanding that the rezoning does not have any bearing on our current DRC and PZ approval allowing noncommercial parking on the RS-81ots. Also, it is our understanding that a "Certified" Final Site Plan would not be subject to a recertification process resulting from modifications to the plan with the understanding that the size of the building or land ownership does not increase by 25%. This provision is to allow developers the opportunity to work with City staff in changes to the Certified Site Plan during the final design and construction plan preparation processes. Steve, if I have misinterpreted our conversation regarding site plan alterations after "Certification" and the necessity to rezone the RS-8 single-family lots, please advise this office immediately.
