See Below SIIBJECT: Minor Modification of Final Site Plan for Red Carpet Inn Addition with a Transfer of Development Rights DATE: January 22, 1987 On August 18, 1986 the final site plan for Red Carpet Inn Addition with a Transfer of Development Rights was certified subject to the following conditions: 1. Required open space fees be paid prior to certification of the final site plan. (According to the Assistant Director of Parks and Recreation, this property is exempt from paying additional fees, in that it has previously satisfied the City's policy for parkland dedication.) 2. Prior to certification, the site plan shall be reviewed to designate the type and location of the visual screening for the dumpsters and that there will be a 12 foot clear opening in the screening. (Has been designated on the revised plan 8/8/86. ) 3. The relocation of the retention ponds existing in public rights-of-way shall be subject to approval by the Public Works Department. 4. A 10 foot easement be provided over the water lines up to and including meters and hydrants prior to the issuance of a building permit. 5. The requisite initial building permit shall be procured within six months from the date of certification (August 18, 1986) and all requisite Certificate(s) of Occupancy shall be procured within two years of the date of issuance of the initial building permit. 6. A clear ?_4 ft. wide easement shall be provided to the ,'Gravel Park property to the north. The applicant shall submit revised plans showing this required clear easement. (The Director of Traffic Engineering ha det r i d that the revised plan submitted on 8-8-86 c ies i h this condition.) The site plan has been modified by deleting four non-required parking spaces (145 total required; 147 total proposed on the revised plan), the internal drives have been changed, the configuration of the swimming pool and spa building have been modified and the dumpster location has been changed. ~ , ~~~ Traffic Engineering and Public Works Departments have reviewed the revised plan and have no problem. Environmental Management had no problem with the understanding from the applicant that there will be no change in the landscaping plan. The applicant has worked with the Utilities Department pertaining to the dumpster(s) to accommodate the sanitation vehicle specifications. I recommend that we approve the revisions as a minor plan ~c_h~ange. The certification should ~ su sect to t e con tions -listed above. If you concur, please initial this memo and forward the attached site plans to the City Clerk for certification and distribution.
