Muggs Restaurant subject to several conditions. One minor plan change has been approved since that date. The developers of the project in an effort to save trees on the site and in order to maintain the required 9 foot minimum parking stall width has lost 3 parking spaces on the site plan as originally approved. A revised site plan has been submitted reflecting the as built design of the project. A perpetual non-exclusive easement on a parcel to the east which is also developed with parking is sufficient for determining that a variance to the minimum parking space requirements is not necessary. These changes will include the addition of approximately 120 s.f. of dry storage area to the building / rear. As well decorative "porches" are planned for the south and east elevations of the building. These "porches" are not for seating and serve no function other than visual. As well an open covered entry portico~is planned. All of the above mentioned changes are reflected on the revised site plan. Please read through them and respond if you disagree with the items as enumerated. The items discussed are: Question #1 Does the addition of the 120 square feet of storage ~(~~7--/~~'- the north or the addition of the decorative porc s to ,~ ~r~ the south and east have any impact on the parking ratios?~~(~~~ ~ Response ~~I~~ ~~ No. As Mr. Wyland recalls there was some cross service agreement for parking on the adjacent property and urges~~~.0 ~ ~i~J~'~ rechecking the validity of that. Question #2 Are any other zoning ordinances that would prohibit the above mentioned additions? Response No, as long as the minimum setbacks are still held (25' minimum, front; 10' minimum, side and back). Question #3 Will the above mentioned additions affect 1718 East Seventh Avenue Suite 201 Tampa, Florida 33605 USA - 813/248-6229 Telex 293817 the M Y; ~~'`~~ ' ;,- ~-- ~---. ~'~ `~, ~; APR "- _ ~~~,o DEI'A~iTE~IENT.~ ' Page Two Mr. Ray Wyland ~ , April 10, 1986 And, what is an M.R.I.? Response Mr. Wyland is not familiar with such a designation. Because there are revisions, though minor, to the site plan, it would require a submittal to the Planning De- partment for review. The following is required: • 12 copies of the revised site plan (showing the decorative porches and storage area). • A letter of explanation indicating the reasons and extent of the change. It should be indi- cated that the porches are for decoration only. • A check for $50.00 made out to the City of Clearwater. • The application should be made in person by someone from The Kirkland Group. • Review time is approximately one week. ~ y~~~ ~Q~D ,iii d !' ~ G%~,~~~ If upon reading the above, you have any questions or com- ments, please contact us immediately.
