COPIES: See List Below DATE: July 10, 1991 The following site plan has been submitted as a Simple Adjustment to the Certified Site Plan for Lokey Used Cars Site (Certified on January 11,1990) located at 2355 Gulf-to-Bay Blvd. (PSP 89-32). I recommend that this ~ Simple Amendment be approved. for certification and distributed to the departments listed below subject to the previous conditions of the Certified Site Plan and amended conditions # 11 and 8 as listed below. Conditions # 2, 3, 4, and 6 have been satisfied. Subject to Conditions (as modified by the City Commission on January 3, 1991): 1. An eleven (11) foot drainage, utility and pedestrian easement should be provided along Gulf-to- Bay Blvd. 5. Prior to a C.O.,the dumpster must be visually screened. Gates must be provided with a minimum twelve (12) feet clear opening to the front for access by Sanitation trucks. 7. Signs and fencing /walls are subject to separate review and permitting processes. 8. The requisite initial building permit must be procured within one (1) month from the date of certification of the final site plan and all requisites certificates of occupancy must be obtained . within six (6) months of date of certification of the site plan. 9. The related plat shall be recorded prior to issuance of a C.O. 10. There shall be only two (2) points of access for this site plan, these being the proposed point ingress/egress point located between the two proposed lots and the eastern egress driveway associated with the bank traffic. The other existing driveways shall be removed and replaced with appropriate landscaping, sidewalks and street curbing in accordance with city standards prior to recordation of the final plat. 11. The preliminary plat and final site plan shall be certified by July 31, 1991 and landscaping in accordance with the certified plan shall be installed no later than August 31, 1991.
