Re: Sandalwood' Dear Mr. Henderson: The revised sheet L.-l you enclosed with your letter of August 31, 1978 does make some of the corrections as requested. However, we did specifically request "The relocation of the-shuffleboard courts should be shown in detail on the site plan". This is essential because this preliminary plan becomes the-final certified plan, and we cannot .certify a copy which does not show the shuffleboard courts in the final location. The notes are adequate but do not suffice for drawing the courts in the correct location. Upon receipt from you of the four (4) copies of the corrected revised sheet C-1, the plans will be certified. If you have any question, do not hesitate to call on us. Sincere , t~.~iJ ~ vid P. Healey Planning Director DPH/GL/lb Copy to: Michael J. However, the revisions made on sheet C-1 are not adequate in the following respects: 1. The .relocation of the shuffleboard courts should be shown in-.detail on the site plan with the note that "no impervious surface .shall _ be located within a minimum distance of 10 feet from the stem of any existing tree". 2. The note on the easternmost portion of parking area II which indicates the area to receive a 6" shell base and sodding over should be extended to include the driveway from parking area I into parking area II. As soon as we have received from you the four (4) copies of the revised sheet C-l, the plans will be certified. If you have ariy question, do not hesitate to call on us. Sincerely, .~~ David P. Dear Mr. Banks: This letter is in response to one sent to the City of Clearwater by Charles E. Hughes on May 22, 1980. The answers to the questions posed by Mr. Hughes are as follows: 1) Current zoning for this tract of land is RM-16 (Medium Density- Multi-family). This zoning is consistent with the City's Land Use Plan and we~do not anticipate that either will be changed in the forseeable future. You should be reminded that the site plan for Sand_ leood was approved on July 6, 1978, with conditions that are still appli- cable. Further, variances were granted by the Board of Adjust- ment and Appeal on Zoning to allow for the plan as approved, ..The variances were originally authorized on June 23, 1977, and continued for a period of six months. On April 10, 1980, the now-expired variances were reapplied for in a different form for building height and number of units in a row. The applica- tion was approved. It is our understanding, therefore, that _ the site plan and its accompanying variances are valid through October 10, 1980. 2) City of Clearwater water is available for the proposed project by tapping into the main. It appears from looking at atlas sheets that the most convenient tap would be made to the main on Belcher Road. 3) Sanitary sewer service is available for 42 units as approved by .the City Manager on February 10, 1978. Please refer to my letter of April 24, 1980, which states that this allocation has never been removed from this project. EQUAL EMPLOYMENT AND AFFIFtMATiVE ACTION EMPLOYER" .., •~. y,.:,- . Page 2 Mr. John Banks Southern Housing Partnership June 3, 1980 4) Regarding Mr. Hughes' request for the amount of fees which must be paid, please be advised that the impact fee has been computed at $10,500. We cannot tell from the letter, precisely how many baths there will be per unit. However, if you intend to have only one bathroom per unit, then the sewer tap fee required will be $19,950. I caution you to realize that I do not have all the information necessary to give you an absolute bottom line figure for the fees that must be paid to the City of Clearwater as you construct this project. The preceding is meant to assist you only, and to give you a rough idea of what the fees may be. Sincerely, Elizabeth S. Haeseker Assistant City Manager cc: Mr. Charles E.
