The above referenced site plan was certified on December 26,1989 (amended plan certified on January 18,1990).
After discussion with Public Works Engineering(Traffic Engineering/Environmental, it was agreed-that a minor
change in the parking layout, which would accomodate semi trucks neaz structures 2 and 3 would be acceptable
While the number of pazking spaces to be provided is being reduced by 4 spaces (95 spaces now being provided),,
there has been a 10% reduction in floor azea for structure 3 which has decreased the parking requirement by
1 space (94 spaces required), therefore, proposed parking for this .development will exceed the requirement by
i space. (Note: The office space in the structures has been designated by the developer to be accessory to the
primary industrial uses oa the site.)
I am approving the modification as a simple adjustment to the site plan subject to the conditions of the
December 26, 1989 certified plan.
Please certify the attached site plans subject to the conditions from the December 26,1989 certifed site plan for
this development.

DATE: January 16, 1990
On December 26, 1989, the City Clerk certified the above referenced final site
plan subject to conditions.
Except for the easterly proposed structure which will remain 10 feet from the
easterly property line as originally proposed, the project is being shifted S
feet to the east at the request of the Public Works Department in order to allow
more space for the drainage ditch on the west side of the site. The Traffic
Engineer has no problem with the vehicular area being shifted closer to the
easterly structure. The change to the development does not affect code
requirements on site as they are still being met.
I am approving the modification to the plan as a simple adjustment.
Please certify the attached site plans subject to the conditions from the
December 26, 1989 certified plan and distribute.

The Development Review Committee at its meeting of October 26,1989 approved the above described final site
plan subject to the following conditions:
~y 1. The site plan (drawing and calculations) must be revised to indicate the life-time residency development.
(NOTE: CThe Future Phase iI will later be reviewed as an amendment to this site plan, not. as a sepazate
site plan as it is a part of this ,property, and not platted separately.),
Q~G 2. All site calculations (including front yard open space) as required by Section 137.010 shall be provided
on the site plan (not a separate attachment) prior to certification. _
3. Signs and fencing/walls are subject to sepazate review aad permitting processes.
~~ 4. Prior to certification, the Dumpster Requirement Form must be completed and returned to the City
Sanitation Depaztment and the proposed dumpster locations need to be revised as required by Utilities.
5. Prior to the issuance of a building permit, a Pinellas County Public Health Unit Permit and an
ingress/egress and 10' utilities easement over water mains, up to and including meters and hydrants are
required.
6f Prior to issuance of a certificate of occupancy, the dumpsters must be in visually screened enclosures.
Provide gates with a minimum 12' clear opening to the front for access by Sanitation trucks.
d~ 7. Natural gas is available to this site from an existing 4" main located along the south side of Palmetto
Street. Also, Florida Gas has an existing 4" high pressure gas line along the north side of Palmetto Street
that must be shown on the plan prior to certification.
p~ 8. Prior to certification, the Public Works Depaztment requires the following conditions shall be addressed:
A. Existing contours are to be shown on page Cl and all existing topo on site and on the adjacent
50' azound the perimeter of the site.
B. The tree survey is to be overlaid oa the site plan to be able to determine whether existing trees
can be incorporated into interior landscaped azeas.
C. Copies of SWFWMD and D.E.R. permit applications are to be provided to the Public Works
Department for the on-site retention and the westerly ditch realignment.
D. The off-site sanitary sewer is to be private where it is located in the 15' easement. The easement
is to be recorded with the County and the OR number provided to the Public Works Department.
E. The storm water detention is to meet City of Clearwater Design Criteria with detention pond
side slopes being 3 to 1 along the north property line. Walled storm water detention azeas in
general aze not acceptable and only under extreme conditions are they permitted (recommend a
meeting with City Public Works employees to review storm detention layout).

Engineer has no problem with the vehicular area being shifted closer to the
easterly structure. The change to the development does not affect code
requirements on site as they are still being met.

The above referenced site plan was certified on December 26,1989 (amended plan certified on January 18,1990).
After discussion with Public Works EngineeringlTraffic Engineering/Environmental, it was agreed that a minor
change in the pazking layout, which would accomodate semi trucks neaz structures 2 and 3 would be acceptable.
While the number of parking spaces to be provided is being reduced by 4 spaces (95 spaces now being provided),
there has been a 10% reduction in floor azea for structure 3 which has decreased the pazking requirement by
1 space (94 spaces required), therefore, proposed pazking for this development will exceed the requirement by
1 space. (Note: The office space in the structures has been designated by the developer to be accessory to the
primary industrial uses on the site.)
I am approving the modification as a simple adjustment to the site plan subject to the conditions of the
December 26, 1989 certified plan.
