SUBJECT: Certification of Final Site Plan for City of Clearwater's Montclair
Park Parking Lot Located on the South Side of Montclair Road, East
of Keene Road. {PSP 89-09,)-

DATE: July 11, 1989
The Development Review Committee at its meeting of June 2Z, 1989 approved the
above described final site plan subject to the following conditions:
1. The radii for the driveway to Montclair shall be increased to 12-15' and
shall be reflected as such on the site plan prior to certification.
(Approved by Traffic Engineering on 7/7/89)
2. if lights are proposed, they shall be designed in a manner so that they
will not adversely affect nearby residential properties and the conduit
shall be installed prior to construction of the parking lot.
3. The entrance shall be redesigned as required by Traffic Engineering and
shown as such on the site plan prior to certification. (Approved by
Traffic Engineering on 7/7/89)
4. The requisite initial building permits must be procured within six (6)
months from the date of certification of the final site plan and all
requisite certificates of occupancy must be obtained within three (3)
years of date of certification of the final plan.
Please certify the attached plans subject to conditions Z and 4 listed above
and distribute.
