A fire hydrant assembly shall be installed not more than 300 feet from the structure. If structure requires or has installed an automatic fire sprinkler system, a Fire Department Connection (FDC) shall be installed. a minimum of 15 feet from the structure and 5 feet away from an island, adjacent to a paved drive and within 30 feet of a fire hydrant assembly. The hydrant shall be placed of the second island on the lef~ hand side, not at the entry way. Prior to certification, the "Dumpster Requirement" form must be completed and returned to the City Solid Waste Department. Prior to certification, the detail of the water connections must be revised per attached comments from the Wate~ Superintendent. Prior to the issuance of a certificate of occupancy, the dumpster/compactor must be visually screened and gates must be provided with a minimum 12-foot clear opening to the front for access by Solid Waste trucks. Prior to certification, the size of the existing storm-outfall pipe must be field verified. According to City records, the pipe is shown to be 18" in diameter,. not 24" as indicated on the plans. Afield check should be clone one more time to verify the pipe to be an actual 24" in diameter. Prior to certification, a note should be added to the plans stating sod, shrub and sidewalk shall be installed where driveways are being removed along Plumosa Avenue. Prior to the issuance of a building permit, a copy of the approved FDOT driveways permit is to be provided to Engineering Site Plan Review. Prior to the issuance of building permit, a detailed of the proposed sanitary-sewer manhole on Plumosa Avenue and drainage calculations per City drainage criteria must be provided to the Engineering section. A Pinellas County Public Health Unit permit, ingress/egress and a 10-foot utility easement over the proposed water mains up to. and including meters, backflow prevention devices and hydrants are required prior to the issuance of a building permit. Backflow prevention devices must be installed by the City with applicable fees being paid by the owner. Parking stalls and/or driveways to be adjusted to the approval of the Traffic Engineer. Handicap spaces must be adjusted to meet government standards; all handicap spacing must be flush with sidewalks and ramps. Prior to certification, all required parking lot interior landscape areas shall be depicted by shading or cross- hatching. Prior to certification; a landscape plan shall be submitted to Environmental Management. ' Prior to issuance, of a.building permit, a clearing and grubbing permit and a tree removal permit (or a no tree verification form) are required. Signs and fencing/walls are subject to separate review and permitting processes. The requisite building permits must be procured within one (1) year from the date of certification of the final site plan and all requisites, certificates of occupancy must be obtained with three (3) years of the date of certification of the site plan. The dates, actions and conditions for approval by the Planning and Zoning Board for conditional use approval and the Development Code Adjustment Board for variance approval shall be provided on the preliminary plat/site plan prior to certification. A Unity of Title shall be recorded prior to certification of the site plan.
