On August 1, 1990, the Development Review Committee approved an amendment to the above referenced final
site plan subject to the previous conditions from the January 22, 1990 certified site plan. Changes to the plan
include deletion of 16 garages; water services being relocated to the center of each building; building setback on
the west property line being corrected to 15 feet; the leasing office being shifted slightly in the same location; and
the provision of parking for recreational vehicles.
Please certify the attached plans subject to the previous conditions from the January 22, 1990 certified site plan
and distribute.

site plan subject to the following conditions:
1. Signs and fencing are subject to separate review and permitting.
2. Ingress/egress easements must be provided and a 10' utility easement must be given over the water main
up to and including meters and hydrants, prior to issuance of a building permit.
3. Dumpster must be visually screened with a 12' wide clear opening.
4. Requisite initial building permits must be procured within six (6) months of certification of this amended
site plan and all requisite certificates of occupancy must be obtained within three (3) years from
certification of this amended site plan.
5. The plat shall be recorded no later than June 28, 1990.
6. Revalidation has no effect on any impact fee requirements now in force or subsequently enacted.
7. Prior to issuance of a building permit copies of SWFWMD and DER permits shall be submitted to the
Public Works Department.

DATE: March 11, 1988
On January 19, 1988 the final site plan for Post Court was certified
subject to conditions. The developer is now requesting approval of a
modified site plan with the following revisions:
1. The footprint of the leasing office has been changed with the square
footage of the building being decreased.
2. The east/west dimension of the car wash/maintenance building has been
revised from fifty (50) to thirty (30) feet.
3. The orientation and location of the tennis court and volleyball court
have been changed.
4. The shape and size of the pool and surrounding amenities area, has been
changed slightly.
I recommend approval of the current requested modification as a minor plan
change subject to the conditions required on the site plan certified on
January 17" 1988.
If you concur with the recommendation, please initial this memo, attach it
to the copies of the revised plan and forward them to. the City Clerk for
certification and distribution.

The Development Review Committee at its meeting of November 25, 1987
approved the above described final site plan and preliminary plat subject
to the following conditions: (Note: The City Commission reviewed the
Preliminary Plat on 11-5-87).
Site-Plan:
1. Signs and fencing are subject to separate review and permitting
processes.
2. The separation distance between buildings 1 and 2 shall be a minimum of
39' 2 1/2". (The site plan designates a 42 foot distance betweent
buildings 1 and 2).a
3. A note must be provided on the plan that the building sections of each
building are structurally connected. (Noted on the site plan).
4. The detention pond must be redesigned to meet the requirements of the
Public Wor(kaipepartment prior to certification of the final site plan.
(Plan is nowr•acceptable to Public Works Dept.)
5. Ingress/egress easement must be provided and a 101utility easement must
be given over the water main up to and including meters and hydrants,
prior to the issuance of the building permit.

2. The separation distance between buildings 1 and 2 shall be a minimum of
39' 2 1/2". (The site plan designates a 42 foot distance between
buildings 1 and 2).
3. A note must be provided on the plan that the building sections of each
building are structurally connected. (Noted on the site plan).
4. The detention pond must be redesigned to meet the requirements of the
Public Works Department prior to certification of the final site plan.
(Plan is now acceptable to Public Works Dept.)
5. Ingress/egress easement must be provided and a lo'utility easement must
be given over 'the water main up to and including meters and hydrants,
prior to the issuance of the building 'permit.
6. The dumpster must be visually screened with 12' wide opening. (Subject
to approval by the utilities Department).
7. Required open space and recreation facility fees must be paid prior to
certification of the final site plan. (Paid on 1-12-88).
8. Requisite initial building permits must be procured within six (6)
months from the date of certification of the final plan and all
certificates of occupancy must be obtained within three years of the
date of certification of the final plan.
