Healey, Planning Director COPIES: SUBJECT: Elimination of Double Height Bonuses Y DATE: March 24, 1981 The Zoning Code recognizes two circumstances in which a height bonus can be applied to the maximum building height permitted within a zoning district: (1) all defined waterfront properties are entitled to a 10-20% height bonus dependent upon the property width and (2) properties developed utilizing grade level parking beneath the struc- ture are entitled to a one story/ten foot height bonus in CTF-24 and RM-20 districts. To date, instances have occurred where developers have utilized both height bonuses for their projects. The City Commission, in an effort to eliminate double height bonuses, passed at public hearing on March 19, 1981 an addition to Article XXX, Section 30.07 (3)(d)(4), as follows: "No building height bonus will be applied to a previously computed adjustment of the building height based on the grade level being devoted to off street parking.' The ordinance readings are tentatively scheduled for April 16, 1981 and May 7, 1981. Please consider this code amendment pending and review all perm' applications in light of this change. Furthermore p it ,,?leae deny any requests to extend the deadline for obtaining a buildings permit for those projects which utilize a double height bonus to compute their permitted building height.
