Signs and fencing/walls are subject to separate review and permitting processes. 2. The requisite building permits must be procured within one (1) year from the date of certification of the final site plan and all requisites certificates of occupancy must be obtained within three (3) years of the date of certification of the site plan. 3. Prior to certification, the applicant shall include the area with AL/C zoning on the plan. 4. Prior to certification, the applicant shall designate the required 25 ft. buffer from the AL/C area. 5. Prior to certification, the final site plan shall indicate the required 10 ft. exterior buffer near the residential area (rather than the 5 ft. buffer as shown, Section 136.023(2)). 6. Prior to certification, delete dumpster location per Jim Magilo Sanitation Department; and show control drainage control structure. 7. Prior to the issuance of a building permit, a Landscape Plan in compliance with the Land Development Code requirement shall be submitted for approval by the Environmental Management Group. 8. Prior to the issuance of a building permit, applicant shall acquire a clearing and grubbing permit and a tree removal permit(or a no tree verification form) from Environmental Management. 9. Prior to certification, the perimeter buffer along the southeast property line must be revised to 10 feet. 10. The applicant shall contact Parks & Recreation for the required recreation/open space assessment fee, which shall be paid prior to certification.
