Polatty, Jr., Director Planning & Development SUBJECT: Amendment to the Certified Site Plan for Imperial'Square -Shopping Center/Located on the northwest corner of Belcher Rd. and Nursery Rd (PSP--84=3-1)' COPIES: See List Below ` DATE: March 19, 1992 The The Development Review Committee at its meeting of March 12, 1992 approved the above described amendment subject to the following conditions: 1. Signs and fencing/walls are subject to separate review and permitting processes. 2. The requisite building permits must he procured within one (1) year from the date of certification of the final site plan and all requisites certificates of occupancy must be obtained within three (3) years of the date of certification of the site plan. 3. The dates and conditions for approval by the Development Code Adjustment Board for variance approval shall be provided on the site plan prior to certification. 4. A Unity of Title tying the parcel zoned CG to the shopping center shall be recorded prior to certification of the site plan. S. Prior to certification, the site data calculations shall be revised to the format provided on the application form. The calculations shall accurately reflect all existing and proposed figures for both zoning districts. 6. Prior to certification, the location of the Florida Power Vault shall be shown on the final site plan. 7. Prior to certification, the site plan shall be revised to show the existing mechanical equipment and doors at the northwest corner of the building. Any conflicts with these facilities created by the redesigned parking may require the further redesign of the parking and shall be subject to the approval of the City Traffic Engineer. 8. Any changes to the site plan required by a conditional use shall be reflected on the certified site plan. 9. The trash compactor area shall be screened as per Utilities Department requirements prior to the issuance of a certificate of occupancy. 10. Prior to the issuance of a certificate of occupancy, the dumpster/compactor must be visually screened, Gates must be provided with a minimum 12-foot clear opening to the front for access by Sanitation trucks. 11. Prior to certification, a copy of the SWFWMD permit application is to be provided to Engineer Site Plan Review. 12. Prior to the issuance of a building permit, a copy of the approved SWFWMD permit is to be provided to Engineering Site Plan Review. 13. Prior to certification, the final site plan must be signed and sealed by a Professional Engineer registered in the State of Florida. 14. Prior to the issuance of a building permit, the appropriate Pinellas County Driveway permits must be obtained. 15. Prior to issuance of a Certificate of Occupancy, sidewalks shall be constructed along Nursery Rd. L. M. In addition, two small buildings at the northeast corner of the property are to be demolished and replaced with a new 5,000 square foot building. The members of the Resource Development Committee have reviewed the changes and have no objection. The new building addition is less than 10 percent of the total building area on site. I recommend we approve the amendment as a minor plan change.
