Currier, his wife, are the OWners of the following real property situate, lying and being in the County of Pinellas and State of Florida, to wit: The South 594.0 feet of the West 390.0 feet of the East 878.0 feet of the SE 1/4 of the Syv 1/4 of Section 36, Township 28 South, Range 15 East. Currier and Rita L. Currier, his wife, as owners of the above described real property, do hereby adopt and promulgate the restrictive covenants hereinafter set forth: 1. These restrictions and limitations are to be regarded as covenants running with the land regardless of whether they are specifically mentioned in any deeds or conveyances subsequently executed. 2. The entire project to be erected on said real property shall contain no more than a total of 96 dwelling units. 3. The development of subject property shall be substantially in com- pliance with the site plan as previously submitted by the Owner to the City of Clearwater, which is on file in the City Clerk's office. 4. That only single family dwellings are to be erected on the West 100 feet of said property and shall meet R-lC standards. 5. The North 100 feet of said property less the West 100 feet thereof shall be used for Duplex or Single Family only and shall meet R-2 standards. 6.
