RESTRICTIONS
WHEREAS, Donald L. Currier and Rita L. Currier, his wife, are
the OWners of the following real property situate, lying and being in the
County of Pinellas and State of Florida, to wit:
The South 594.0 feet of the West 390.0 feet of the
East 878.0 feet of the SE 1/4 of the Syv 1/4 of Section
36, Township 28 South, Range 15 East.
AND
The South 594.0 feet of the SE 1/4 of the SW 1/4 of
Section 36, Township 28 South, Range 15 East, less
the East 488.0 feet and less and except the following
described property: The South 594.0 feet of the West
390.0 feet of the East 878.0 feet of the SE 1/4 of the
SW 1/4 of Section 36, Township 28 South, Range 15

WHEREAS, said Owners desire to place certain restrictions upon
said property, which shall be covenants running with the land, for the pro-
tectionof themselves, persons and corporations purchasing said property
from them or their heirs, executors or assigns, and the City of Clearwater,
Florida, a municipal corporation;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that in
consideration of the foregoing premises and other good and valuable consideration
between the parties, receipt of which is hereby acknowledged, the undersigned,
Donald L. Currier and Rita L. Currier, his wife, as owners of the above
described real property, do hereby adopt and promulgate the restrictive
covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned in
any deeds or conveyances subsequently executed.
2. The entire project to be erected on said real property shall contain
no more than a total of 96 dwelling units.
3. The development of subject property shall be substantially in com-
pliance with the site plan as previously submitted by the Owner to the City of
Clearwater, which is on file in the City Clerk's office.
4. That only single family dwellings are to be erected on the West
100 feet of said property and shall meet R-lC standards.
5. The North 100 feet of said property less the West 100 feet thereof
shall be used for Duplex or Single Family only and shall meet R-2 standards.
6. These covenants and restrictions shall be binding on all parties and
all persons claiming under them, and no exception, variation or termination
of these restrictions shall be authorized or effective without the prior written
consent of the City of Clearwater.
