THE CITY OF CLEARWATER, a Florida municipal corporation, whose mailing
address is 112 S. Osceola Avenue, Clearwater, Florida 33516, as
Grantee.
WITNESSETH:
That the Grantor, for and in consideration of Ten Dollars ($10.00)
and other good and valuable consideration, the receipt of which is
hereby acknowledged, has granted, bargained and sold to the Grantee,

Beginning at the north 1/4 corner of Section 31, Township
28 South, Range 16 East, Pinellas County, Florida; thence
N. 89047'07" E., along the north line of said Section,
156.84 feet to a point on the westerly right of way line
of a proposed 80 foot right of way; thence S. 36008'28" E.,
along said line, 48.62 feet to a point of curve; thence
along the arc of a curve to the right, radius 593.45 feet,
arc 257.56 feet, chord S. 23042'29" E., 255.54 feet to a
point of tangency; thence S. 11016'30" E., 25.09 feet;

Grantor does hereby covenant with the Grantee that except as
noted above, at the time of delivery of this deed, the Property was
free from all encumbrances made by Grantor, and Grantor will warrant
and defend the same against the lawful claims and demands of all persons
claiming by, through or under Grantor, but against none other.
The conveyance is made subject to the express condition that the
Property conveyed be maintained and used only for the purpose of a
public park, and in the event Grantee, its successors or assigns
violate this condition, which shall run with the land, title to the
Property shall be forfeited and every right and interest therein shall
immediately thereupon revert and vest in Grantor, its successors or
