That the Grantor, for and in consideration of Ten Dollars ($10.00)
and other good and valuable consideration, the receipt of which is
hereby acknowledged, has granted, bargained and sold to the Grantee, its
successors and assigns forever, the following described land in Pinellas
County, Florida (herein called the "Property"):

Being all that land recorded as Tract "A" on the plat of Cypress
Bend of Countryside Unit One recorded in Plat Book 76, Pages 10
and 11 of the Public Records of Pinellas County, Florida.
SUBJECT TO taxes and assessments for 1978 and subsequent years~
those restrictive covenants and conditions applicable to the Property
as contained in the Declaration of Restrictions recorded in O.R. Book
4505, at page 1175, Public Records of Pinellas County, Florida~ and all
easements,' limitations and restrictions of record and to the reverter
condition hereafter set forth.
AND FURTHER SUBJECT TO the following restrictive covenant and
condition which shall be a covenant running with the land: Notwith-
standing anything to the contrary, no pond or other water retention area
located on the Property, or any part thereof, shall be used for swimming,
wading or other similar purpose, nor shall any boats, canoes, or other
watercraft whatsoever, whether motorized or not, be operated or permitted
to be used in or on such pond or other water retention area.

Grantor does hereby covenant with the Grantee that except as noted 0
above, at the t'ime of delivery of this deed, the Property was free from !R-1--'
all encumbrances made by Grantor, and Grantor will warrant and defend
the same against the lawful claims and demands of all persons claiming
by, through or under Grantor, but against none other.
