RESTRICTIONS
WHEREAS, John P. Confer, Jr. and Linda Sue Confer, his wife,
and Thomas H. Densmore and Margaret L. Densmore, his wife, are
owners of the following real property situate, lying and being in the
County of Pinellas and State of Florida, to wit:
Lots 20 and 21 of Highland Lake Subdivision, as recorded
in Plat Book 30, Page 1, of the Public Records of Pinellas
County, Florida;
and
WHEREAS, said Owners des ire to place certain restrictions upon
said property, which shall be covenants running with the land, for the
protection of themselves, persons and corporations purchasing said
property from them or their heirs, executors or assigns, and the City
of Clearwater, Florida, a municipal corporation;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that in consideration of the foregoing premises and other good and valuable
consideration between the parties, receipt of which is hereby acknowledged,
the undersigned, John P. Confer, Jr. and Linda Sue Confer, his wife, and
Thomas H. Densmore and Margaret L. Densmore, his wife, as owners
of the above described property, do hereby adopt and promulgate the
restrictive covenants hereinafter set forth:
1. Thes e restrictions and limitations are to be regarded as
covenants running with the land regardless of whether they are specifically
mentioned in any deeds or conveyances subsequently executed.
2. In the development of subject property there shall be no
multi-family dwelling units erected thereon.
3. All parking and access plans shall be reviewed by the City
Traffic Engineer and approved by him.
4. There shall be an opaque fence erected on said property to
screen it from adjoining and abutting properties.
5. These covenants and restrictions shall be binding on all parties
and all persons claiming under them, and no exception, variation or termi-
nation of these restrictions shall be authorized or effective without the
prior written consent of the City of Clearwater.
