RESTRICTIONS
WHEREAS, Wyatt Jones, Jr., Trustee, is the owner of the following
real property situate, lying and being in the County of Pinellas, State of Florida,
to wit:
Lots 6, 7, 8 and 9, Block 19 of a Resubdivision of Blocks
13 and 19, Milton Park Subdivision in the City of Clearwater,
Florida, according to the map or plat thereof as recorded in
Plat Book 10, page 28, of the Public Records of Pinellas
County, Florida;
and
WHEREAS, said Owner desires to place certain restrictions upon
said property, which shall be covenants running with the land, for the protection
of himself, persons and corporations purchasing said property from him or
his heirs, executors or assigns, and the City of Clearwater, Florida, a
municipal corporation;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that in
consideration of the foregoing premises and other good and valuable consideration
between the parties, receipt of which is hereby acknowledged, the undersigned,
Wyatt Jones, Jr., Trustee, as owner of the above described property, does
hereby adopt and promulgate the restrictive covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned
in any deeds or conveyances subsequently executed.
2. No buildings shall be hereafter erected on said above described
property and no premises or buildings on said above described property shall
be used or occupied except for one or more of the following uses:

Government services.
Professional. services:
1. Offices directly related to medical services.
2. Legal offices.
3. Architectural and engineering, drafting, clerical,
machine reproduction such as needed in above.
4. Consultant services, research, tax.
Business and commercial services:
1. Banks, investment and finance, title and abstract,
real estate and insurance, stenographic services,
bonding, stockbroker.

3. These covenants and restrictions shall be binding on all parties
and all persons claiming under them, and no exception, variation or termination
of these restrictions shall be authorized or effective without the prior written
consent of the City of Clearwater.
