O.L. of the West 1/2 of Lot 10, North 400 feetM. O. L. of the East 1/2 of Lot 10, and the South 190 feet MO. L. of the West 51 feet M. O. L. of Lot 10', Pinellas Groves Subdivision in the Southeast 1/4, Section 19, Township 29 South, Range 16 East, as shown on the map or plat thereof as recorded in Plat Book I, page 55 of the Public Records of Pinellas County, Florida, being more particularly des cribed as: Begin at the Southwest corner of the Northwest 1/4 of the Southeast 1/4 of Section 19, Township 29 South, Range 16 East and run S 89024130" E, 165.72 feet to the P. O. B.; thence continueS 89024t30"E, 216.47 feet; thence run N 0057 '42" E, 220.00 feet; thence run N 89024130" W, 50.89 feet; thence run N 0055 '30" E, 90.00 feet; thence run S 89024'30" E, 165.93 feet; thence run S 005714211 W, 40.00 feet; thence run S 89024'30" E, 165.93 feet; thence run N 0059156" E, 400.37 feet; thence N 89026149" W, 498.48 feet; thence run S 0053118" W, 670. 03 feet to the Point of Beginning; and WHEREAS, said Owner desires to place certain restrictions upon said property, which shall be covenants running with the land, for the pro- tection of itself, persons and corporations purchasing said property from them or their successors, executors or assigns, and the City of Clearwater, Florida, a municipal corporation; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that in consideration of the foregoing premises and other good and valuable consideration between the parties, receipt of which is hereby acknowledged, the undersigned, Nationwide Land Corporation, as owner of the above described real property, does hereby adopt and promulgate the restrictive covenants hereinafter set forth: 1. These restrictions and limitations are to be regarded as covenants running with the land, regardless of whether they are specifically mentioned in any deeds or conveyances subsequently executed. 2. The North 100 feet of subject property is zoned "R-2" (Duplex) and said portion shall be limited to single story duplex buildings and shall be limited to 10 units. 3. No parking areas shall be constructed on the North side or rear of the duplex housing area as described in paragraph 2 above. 4. There shall be planted a shrubbery hedge across the northern boundary line of the subject property, which shall be at least six (6} feet in height and shall be kept trimmed and maintained. 7. These covenants and restrictions shall be binding on all parties and all persons claiming under them, and no exception, variation or termination of these restrictions shall be authorized or effective without the prior written consent of the City of Clearwater.
